Does anyone have any info on Misty Harbor Condos? Or others back to Alton Bay for under $200,000. Do they have a dog friendly area for a Lab to swim? I can't seem to find any condos that do,and St. Parks and most beaches don't allow dogs. Also is it crazy with people in the summer? Thanks, Wynn

Hey, Just Sold: you would know this, but aren't there restrictions on Misty Harbor? I believe the owner cannot live in the condo all the time - they must be part of the Misty Harbor rental agreement. Is that right?

I believe there are restrictions about residency during the school year. I found this statement in a unit listing: "These may not be a residence during the school year for more than 2 weeks at a time NO exceptions" I rented there for a long weekend once and I believe you have to use the Misty Harbor Rental office to do so but I do not know if it is mandatory that you rent your unit.

What I find about leasing is once you advertised, you cannot turn down a request from someone under 55 even if your association is 55+. There was a case a section 8 family was living in a 55+ community and the HOA tried to void the lease as the family cause all kinds of problems. Seems like HUD carries a huge weight in court. The family was able to stay for the duration of the lease and beyond.

I have always wondered and never gotten an answer. Just Sold, what is the difference between leasing and renting? Or any other realtors out there.

....leasing implies you have a written lease for a specific term like 12-months....while a renter can have a non-written agreement such as a tenant at will with 30-day notice from either party...

I'm also curious if there are any associations that allow dogs to swim. Our condo in Weirs Beach is dog friendly but I don't think we can bring them to our beach so I'd love to know if there are other options.

Most places will not want dogs on the beach... Manly because it is hard to tell the difference between a responsible dog owner, and a none responsible dog owner....
I am a very responsible dog owner... who is quite honestly getting peeved at how many place will no longer allow dogs.... because the bad dog owners don't pick up after their pets.... sorry for the ran just had to get it out there...

I did some research and Misty Harbor is actually "Misty Harbor Motel Resort" If you go to the Belknap Registry - http://nhdeeds.com/belknap/ and look up Book 1030 Page 941 page 6 you will find the restrictions on occupancy and year round occupancy is prohibited. This is for 3 buildings with 57 units and a maximum of 2 week occupancy restriction. No residential use allowed. This is the declaration and there could have been amendments since it was written in 1987. If you want more info you will have to do your research.
