IMHO, its not going to matter what you do to the building... gutting it and redoing it would obviously be an improvement. A high end restaurant would be nice too! However, the biggest issue is parking! You have 200 seat restaurant with parking for at best 75-80! It doesn't matter what you put there... it will struggle because of lack of parking.

Canoe handles that with renting parking down the street but that area is congested so I'm not sure there is that option there.
