The 2016 Year End Winnipesaukee and Winnisquam Waterfront Sales Report



We finished the year off on Winnipesaukee with fourteen waterfront sales at an average price of $1,737,750 and a median price point of $1,261,250. That is less than the nineteen transactions posted last December, but it was enough to keep us on track for a little better year overall than 2015.








There was a total of 182 transactions in 2016 on the big lake compared to 175 last year.
The average sales price came in at $1,103,002 and the median price point was $804,000. The total sales volume for the year was up slightly to $200,746,463 compared to $191,728,075 in 2015 and $138,311,217 in 2014. The highest three sales for the year were all in Wolfeboro; 7 Hopewell Shores ($4.95 million), 428 and 430 Sewall Road ($6.375 million) and 45 Umbrella Point ($7 million).





As you can see by the price breakdown chart the slight increase in total sales can be attributed to more sales under the million dollars mark with other price ranges staying the same and a slight drop in the $2-3million range.




Moultonborough was the hottest town on the lake and posted the biggest gain in total sales from 38 in 2015 to 51 in 2016 and sales in Tuftonboro doubled from 9 to 18. With the lowest tax rates on the lake this certainly is not surprising!





Winnisquam finished off the year with just two sales in December, but it was a banner year overall! On a lake where fifteen to twenty sales is the norm there were 32 this year with a slight bump up in the average sales price showing that Winni’s little sister is the up and coming place to be!
