The Winni Waterfront Report - November 2016

There were fourteen single family waterfront sales in November on Lake Winnipesaukee. The average sales price came in well over the million mark at $1,592,728 with a median price point of $1.4 million! There were eight sales over a million dollars and two over $4 million! There were also fourteen transactions last November with a slightly lower average sales price of $1,014,500 and a median price point of $821,500. So how are we matching up to last year’s totals? Let’s keep it a surprise! You’ll have to wait until next month to get the year end report.


The entry level sale on the lake last month was at 251 Cow Island in Tuftonboro. This 906 square foot, two bedroom log cabin on a .57 acre lot was billed as a “great get-away” and I bet that the new owners can’t wait for next summer. This cozy cabin is just the way they are meant to be with a log and knotty pine interior cathedral ceilings, loft, wood stove, and great front porch overlooking 114’ of frontage on a quiet cove. As cute as this place is, it did take some time to sell with it first hitting the market in June 2013 at $349,900. It was listed this year at $315,000 and sold for an even $300,000. Total time on market was 805 days. I guess some people are scared to go through the Hole-In-The-Wall…if you know what I mean.




The median price sale for last month was 268 Route 109 also in Tuftonboro. The property has a charming 1925 vintage, 1,790 square foot, two bedroom lakeside cottage with one and a half baths but it was really all about the 11.6 acre private lot with 305’ of frontage with southwestern exposure and a deep sandy bottom. I expect that there will be something special built on this parcel. This property also took awhile to find a new owner and was also first listed in June of 2013 at $1.75 million. It was reduced to $1.675 million this year and found a buyer at $1.35 million.




The highest sale for the month was at 7 Hopewell Shores in Wolfeboro. This 6,000 square foot , four bedroom, five and a half bath residence was built in 1978 on a fabulous 5.9 acre parcel consisting of two lots and 550’ of frontage. This traditional home has a very nice interior that includes a bright kitchen, formal dining room, first floor master, natural woodwork, gas and wood fireplaces, lower level family room, and screened porch. But, this property was more about the outside. There you’ll find 270 degree panoramic views, a sandy beach, a 28’ x 51’ boathouse with breakwaters, two oversized docks, a guest cottage, a four stall carriage house with living quarters above a storage building for all the toys, and a couple of utility buildings for the yard equipment for the expansive lawns. This property was on the market a little over 1,700 days in total originally being offered back in February 2013 at $4.75 million. It was subsequently offered at $6.6 million and came on this year at $5.5 million with a buyer agreeing to $4.95 million
The home next door at 3 Hopewell Shores also sold in November after 385 days on the market. It started at $4.999 million and closed at $4.45 million. Obviously, this 7,581 square foot, seven bedroom home on 1.19 acres and 350’ of frontage is also pretty spectacular and worthy of mention.



Over on Winnisquam there were three sales in November. In Sanbornton at 72 Lower Bay Road, a 2003 vintage, 1,972 square foot, three bedroom cape on a 1.45 acre lot with a sliver of land across the road providing 150’ of shoreline sold for $424,300. Over at 85 Tucker Shore Road in Belmont a five bedroom, four bath., 2,598 square foot home built in 1996 on a .32 acre lot with 140’ of frontage originally listed at $729,000 sold for $640,000. The highest sale was at 216 Black Brook Road in Meredith where a three bedroom, three and a half bath, 2,892 square foot cottage built in 1890 with 1990’s remodel sold in three days for $690,000 which was just under asking price. It sits on a .62 acre lot with 100’ of frontage and fantastic views. Sales on Winnisquam have been up this year both in terms of the number of sales and pricing! How great?
