The Winni Waterfront Report - October 2016



There were 24 Winnipesaukee waterfront sales in October of 2016. The average price came in at $1.0195 million and the median price point was $913,800. That brings the total number of sales on the lake so far this year to 154 at an average of $1.072 million compared to 142 for the ten months last year at an average of $1.08 million.





The entry level sale for the month was at 119 Cow island in Tuftonboro. This 1,200 square foot, two bedroom cottage was built in 1975 and features knotty pine paneling and flooring, an eat in kitchen, large living room with wood stove, a shower on the back deck, and a composting toilet. What more could you want? Well, it sold fully furnished but, hey, this is all about the lake! You’ve got a third acre level lot with 100’ of water frontage and sunny southern exposure on a protected cove with a 16’ dock. And the $245,900 tax assessment calculates to only a $2,600 tax bill in low tax Tuftonboro. This property was first listed in July of 2014 at $239,000, was also on the market last summer, was listed this year at $229,000, and sold for $205,000.





The median price representative this month is a 3,074 square foot, three bedroom, three and a half bath, Yankee Barn home at 63 Gruner Extension in Moultonborough. This beautiful timber frame home features a great room with soaring ceilings and fireplace, pine floors, a kitchen with granite counters and paneled appliances, first floor master suite, walkout basement with two bedrooms and family room, a loft office, fabulous screened porch, tile baths, in-floor radiant heat and Douglas fir trim. The one acre lot has a definite Squam Lake like setting with 200’ of frontage, beautiful views of the Ossipees and a dock. This house was listed at $999,000 and sold for $956,100 after 69 days on the market. Not sure what the extra $100 was for but the house is assessed at $883,900.






The largest sale for the month was at 117 Hauser Estates in Moultonborough. This 6,464 square foot shingled Adirondack home has a two story great room with massive stone fireplace, a stunning kitchen with custom cabinetry, center island, granite, high end stainless appliances, an adjacent dining room with wood ceilings, first floor and second floor master suites with their own fireplaces, a second floor guest wing with two suites, and additional guest room, and living room. Down in the lower level there is the requisite family room with fireplace and billiard area, and exercise room, and wine cellar. Those darn pesky lake and mountain views are inescapable especially from the huge deck and the amazing three season porch with built-in indoor grill. You’d probably have to wear a blindfold to concentrate on anything. This home has high quality throughout and sits on a 1.34 acre level lot with 290’ of shorefront with a sandy beach and dock. The property was listed at $3.778 million and sold for $3.6 million after 253 days on the market. An outstanding property.





Over on little sister, Winnisquam, there were five sales. A 1,664 square foot, three bedroom ranch built in 1999 on a .4 acre lot on the back lagoon at 76 Elaine Drive in Belmont sold for $325,000. An 1,872 square foot, four bedroom home built in 1994 on an itsy bitsy .14 acre lot with 132 feet of frontage at 15 Dutile Shore Road in Belmont found a buyer at $475,000. A vintage 1912 lake cottage at 165 Story Tyler Road in Laconia with 1,770 square feet of living space, five bedrooms, and two baths on a seclude 1.3 acre lot with 250 feet of sunset view shoreline sold for $482,750. Nice. In Sanbornton at 71 Maple Circle a 1,100 square foot, two bedroom cottage on a half acre lot with 100 feet of frontage sold for $505,000. Lastly, at 42 Black Brook Road in Meredith a 1970 vintage, 1,344 square foot, three bedroom, two and a half bath home on a 1.21 acre professionally landscaped lot sold for $722,500. This brings our total number of sales on Winnisquam so far this year to 27 compared to just 18 for the same period last year! This is a pretty good year on Winnisquam!
