1) That's a new "J-28" carrying a lot of sail for that kind of wind.
2) The boathouse (L) looks familiar. The house (R) must be new. Diamond Island has a few impressive stands of the disappearing Red Pine tree. I don't recall seeing a Diamond Island house with zero trees along its waterfront. How'd they do that?

Background looks like Smith Point. The north/west side. I believe this sailboat would be heading towards Diamond Island. The boathouse is at the tip of Smith Point and has been there for decades, a great spot! But, I could be wrong...
