The 1/2 acre waterfront lot is on the western shore of Braun Bay overlooking the Ossipee Mt. range. It is approx. 1/3 of Lot 4 on the current Moultonborough tax map 243. Lot 4 was recently restored to its original three lots of record formed in 1957. This lot corresponds to Lot 57 on the 1985 Tax map 17. The lot is buildable for a residence and can support a small septic plan.

Lot 1 on current map 243 adjoins all the waterfront lots to the north including the one for sale and is approximately 15.5 acres. We intend to subdivide off a natural buffer area along Braun Bay road of approx. 5 acres. The remaining 10.5 acres will be priced at $400K.
Alternately, we may subdivide off a 10 acre parcel which will be put into current use preventing future development and will be a larger buffer for all the waterfront owners as well as the future owner of the remaining approx. 5.5 acres. The price for the 5.5 acres in this alternate subdivision scenario will be $300K.
We would like to sell the waterfront lot and the back lot to a single buyer: The back lot providing ample room for a larger septic plan, larger potential dwelling, ancillary structures such as garage, guest house, etc.
