Default Realtors

Hello, Winnie forum members, I have some friends who would like to retire either on the Lake or in very close vacinity to the lake. Can any of the members recommend a couple of good honest realtors? Thanks in advance. Jeff

Default Realtor-What do you want?

I would recommend McLean Realty in Gilford. They are Buyer's Agents. That means a real estate agent that works for you. Realistically, unless otherwise legally stated, real estate agents work for for the SELLER of a house, and do not necessarily look out for the interest of a buyer. You may want to consider that.

Donnamatrix is close to correct but not quite.

N.H. Real Estate law allows for Seller Agent, Buyers Agent and Non-Agent (Another Relationship) relationships that a buyer may select when working with a real estate agent.

A Non-Agent does not represent a seller or buyer and is there to show properties, prepare paperwork, convey offers and/or agreements and provide information and assistance concerning other professional services not regulated under the N.H. Real Estate Statutes (RSA 331A).

Buyer's Agent is a common situation for buyer's but I see a lot choosing Non-Agent for the first visit to see properties with an agent. They can switch to a Buyer's Agent relationship when they get close to actually purchasing a property or at any point up to the signing of a purchase and sales agreement.

Yes, I am a licensed Real Estate Broker, (associated with a company) from the Southern part of the state for the last 11 years.

Jeff,
I can't remember the name of the realtor I used at the lake, but they really weren't memorable anyway.
At the risk of stepping on toes, be careful what you sign with a buyer's broker. When I sold my house in Nashua, I negotiated a 5% deal with my seller's broker. The buyer had a 7% deal with their buyer broker. They had me raise the sell price of my home by 1% (more than $2000) just to cover the extra money for buyer's broker. No skin off my nose, the buyer's just had to mortgage more.

BTW, I just got a fishing rod for my b-day.

Thank you one and all for your replys, I will pass on these suggestions to the folks that want to buy on Winnie. They have lived in Alaska for 35yrs and want to retire to New England.
If any of you have the reators websites, could you pass them on to me, if possible?

REALTOR.com will have some of the listings but there is division among various companies as well as with the state level of the N.H. Association of Realtors as to whether to supply data to them at no fee. Currently the state MLS system does not supply listings to them.

Best bet is www.nneren.com which is the MLS data base for the public.

I grew up with Adam in Wolfeboro. He has lived on the lake all his life and might be worth speaking with.

Thanks to everyone for the names of the realtors, the folks I spoke to in Alaska did browse some realtor site and were astounded at the prices and taxes.
So I would imagine they may not be able to afford a place right on the water but perhaps close the lake. I know they will be in the area this summer and will be in contact with those realtors all of you have suggested. Thanks again
