Default Shopping for A/C Condenser Unit

I'm shopping for A/C Condenser Unit for my condo down South.
Current A/C unit is at the end of it's life expectancy 20 yrs old !

The condo is 1000 SF, 2 bedroom unit. Every condo in the complex, has it's own outside A/C Condenser unit, and is the responsibility of each owner.

I'm looking at two brands: Goodman & Rheem
Looking at 2 Ton A/C
Has anyone have knowledge of either ?

Also, what exactly is the 'SEER' reference for A/C ?
Someone said I should be looking at ac SEER 13-16, but not sure what it all means ?
Also, was steered to look at 'Split Air Conditioner', but not sure what means either ?
Rough cost to install one of these A/C/ ?

Sorry for all these questions, but I'm a 'newbie' to this space.

I'm confused. Are you mixing us up with your condo associations "down south". Seems like your neighbors and management should have easy answers.

Also, if the unit is older it may be using “old Freon”. All supply lines will have to be replaced.

My son-in-law in Southern Connecticut replaces an old 60's gas hot air furnace and outside ac unit with a heat pump unit. Saves tons of money, quieter and less footprint.
