What should 0.25ac with Winnipesaukee waterfront be valued at?
What is the cheapest 0.25ac with Winnipesaukee waterfront could be valued at?

There seem to be an unlimited amount of variables--water quality, exposure, topography, etc.--that affect price.

I also wonder if it was buildable. Getting a septic and well might be difficult with the setbacks required.

Sewer vs Septic and more
Most shorefront values are based on frontage, not acreage. It could be buildable if it has public water and sewer as does most of the western shore from West Alton to Moultonborough. A big lot doesn't have a lot more value unless it s sub-dividable. Grandfathering may also enter into the value, for a dock, buildable, size of backland, etc. Look at some of the islands where there is a small lot and it has a house with Clivus-Multrum (sp?) or an arrangement to pump a holding tank.

Non existent. Coming down Rt 11 from Ellacoya it ends at the condos just north of Ames farm. Long history but long ago an Alton town meeting voted not to spend the $$ on a pump station in West Alton. Alton Bay has town water but not sewer. That water runs north from the tip of the bay only a mile or so. Sent from my iPad using Winnipesaukee Forum mobile app |

I think it ends close to the Gilford town line. The Winnipesaukee River Basin project collects on that side of the lake. There are pumping stations in Glendale and Ellacoya SP along that section. It all goes to a treatment facility in Franklin.

one data point...
….a relative who has a 100 X 100 , (so 10K sq ft...almost 1/4 acre), waterfront property on the lake and he states the land portion is assessed at over $600+K. Depending on the town, tax value may or may not equal market value, and market value depends on many things as others have stated such as location, water quality, etc, but this is a data point nonetheless.

350 sq ft waterfront camp in LSP is selling for 350k and you don’t own the land so I’d think the price to own waterfront land is very pricey.

Pretty much any lot that is considered buildable on the islands starts at $250,000.00 and goes up from there. The mainland would be even higher...

Much of the waterfront in Moultonborough is conservation land and is not buildable. Do your research before you buy.

I guess my question is looking for that - what is the location and smallest frontage that would cost the lowest (either build-able or not)?

This is my opinion...so nobody lose their minds on my numbers. Its all ok This is a loaded question with lots of variables that need answers to actually determine a value. My thoughts are that anything that touches the water is worth quite bit of money. Especially, if you actually own it and its not a condo with all those crazy fees such as special assessments and condo fees. If you can get something that you can own on the lake and you can live in it immediately, I think anything under 600k is a deal. You really don't need much property to enjoy the lake, if you want to spread out...move to VT or off the latek. If you can find a piece of property that is .25 acres on the mainland lake and buildable with septic/water. I would think 400k would be a decent price. Over the years I have seen people pay over a million dollars for a house/property to tear down and just use the land/utilities to build. |

.25 acres is plenty in my opinion. We have .33 at home and I would imagine it’s more than enough for lakefront if your house isn’t going to be massive. Sent from my iPhone using Winnipesaukee Forum mobile app |

Make sure to have the septic thoroughly inspected by someone such as Lamprey Septic in Moultonborough. Many camps have septics that are suffering from inadequate maintenance over the years--very bad for both the lake and unsuspecting homeowner. Good luck! |

4 years ago we found a similar size house, but bigger lot on Winnisquam. As said, anything waterfront, not shared less than 600k is a bargain.
We had to replace the septic before we could use it, it was totally failed. This. website has a lot of good info on it. It's not the easiest to surf but persistence pays off. https://www.des.nh.gov/organization/.../ssb/index.htm I found a property I was looking at had an approved plan, but never an approved completion of installation. But we were told the system was new ????? The site also helped in deciding on a designer and installer as you can look them all up. You can also search by address. Good luck, |
