Default Dockham Shore Neighborhood

Hi All,
We will be looking for a second home in Gilford this winter and we just discovered the Dockham shores neighborhood and really like it. The other neighborhood that we are looking at is a lot of full time residents, we’d like that...are there a lot of full timers in Dockham shores? Also, can you hear concerts during the summer? I kind of like the idea of being close to the concert venue(in normal times), but I don’t know what that means in terms of traffic and noise. Any input on this neighborhood would be greatly appreciated!
Thanks!

There are a lot of nice homes in Dockham Shores. They also have a community beach and a day dock. I am on Dockham Shore Road but we are not part of that neighborhood. I know a couple of homeowners on those streets that are included in the association and they are both year round residents.

From my house I can occasionally hear concerts but it is not loud and nothing I worry about. The traffic does get heavy on concert nights, especially on 11B near Mountain View Yacht Club. Lily Pond Road is an easy way to get to the street on concert nights if you need to go out and the delays are minimal.

It is a great location because of the easy access to shopping. Groceries, Lowes, and WalMart are all only 5 minutes away. There are also many restaurants in the area.

That’s all great news, thank you!

We are part of the Dockham Shores Estates Association. We have lived here for seven years and very much like the proximity to shopping. Also, our boat is down at Silver Sands, only 1 mile away. Our association beach is a gem. It never gets crowded. Homeowners are almost all year- round residents and friendly.

Default Also live in Dockham Shores

We have been here for 4 years and really like the neighborhood. There are quite a few full time residents.

Out of 62 houses, there are only three rentals.

That’s wonderful to hear, thank you! Hopefully we’ll become neighbors next year 🤞
