You can get a nice 35'-40' liveaboard cabin cruiser, 2 bed, 2 bath, and buy a slip for about $200K each. And if you want shorefront, you'll want a boat anyway.

Laketop property is always better than lakefront property.

Too many factors in the air.
Price to value can change very quickly in a year-to-year function.

It will be interesting to see if Gilford is able to stay on the list for several years.

I have friends that just bought in Gilford last month for right around that price with beach rights but no dock. Their intention is to rent it out when they aren't using it but they have a boat and slip at a marina so I think they will be using it all summer. Time will tell if they made a sound investment.
