Default Daydreaming about a house/condo/cabin near a lake

In a year or so I'm thinking about buying something on the north-east side of the lake, with easy access to Rt16 maybe as far as Ossipee. I'm very familiar with the Meredith/Gilford/Laconia area but not the other side. I'm assuming the COVID real estate bump will be settled out by then and other finances will settle out.

Any suggestions on associations to consider, places to stay away from, high priced areas versus mid-priced? Cell coverage, high speed internet. Small boat access to Winni or Ossipee?

Wakefield, NH has seven beautiful lakes; Lovell, Belleau, Pine River Pond, Province, Ivanhoe, Great East and Balch. Just under a half an hour to Wolfeboro. Just over the state line check out lakes in Newfield, Acton and Shapleigh (Square Pond and Mousam Lake to name the two largest.) Property taxes in Maine are much lower than NH. It's a slower pace than what you'll find on Winnipesaukee and may not be for everyone. The Bean Group currently lists 13 waterfront properties in Wakefield but all are under agreement except for 5 of them. https://www.beangroup.com/search/mct...state-NH/wf-1/

If good water quality is part of your search criteria, Great East Lake and Square Pond are excellent, the others, well not so much.

NH F&G has depth maps and info on many lakes and ponds throughout the state which is a good indicator as to water quality. A Trophic level of Oligo and deep water will have nice water. Anything else you're likely to run into muck bottoms, weeds, and tea colored water.
