It has been on the market for a while, it seems to be priced decently for what it is, although out of my price range anyhow until we finish daycare in 5 or so years haha!

It looks like all of the Rattlesnake properties sold, and I was just starting to convince the wife that living on an island for the summer would be a great idea!

I looked at the dock and canopy last year... the dock is unsafe and the canopy is about to come down. So if your interested in buying the house and its a nice property figure about 18,000 to replace the existing dock and canopy....

the dock does need work but there is no canopy on this property

i like it, but hate the location, getting anywhere by boat is 30-45 minutes just to get out of the neck, and I think that might be a sticking point

We have a place in the next cove over (Hanson) and very much appreciate being able to "get away" from the main lake. On even the choppiest days, we can boat, tube, swim, kayak, etc. giving us many, many more days of use than other areas of the lake. The extra 20 minutes going anywhere just adds to the wonderful time on the boat!

If I had the money to by the place, I would not be concerned about need to invest in the dock. I would use it as a barginning point, to get the price down lower.

Also someone said something about the location..... After years of being on a well traveled part of the lake, I think I would rather be up in some of the more protected areas.... especially on the weekends as it is likely more pieceful...

Depending on where you are coming from, its not the easiest place to get to by car. Especially on summer weekends.

Is there a Hanson cove in Moultonborough bay also? I know there is one on the backside of black cat island

Hanson Cove is right before Green's Basin in the northwest are of the lake.

My family has a place on Upper Suncook Lake that is nice and quiet, the beauty of being up on that part of Winni is that you get the peaceful atmosphere and a short boat ride to lots of fun, where as on Suncook, you run out of areas to explore fairly quickly.
