Recommendations for rental management company
Hi,
Does anyone have any recommendations for a reliable rental property management company for the Tuftonboro/Wolfeboro area? We are considering renting our home seasonally. Thanks so much! |

Rental management
There has been a recent thread on this topic under General Discussion. You might want to refer to that. We have had (years ago) very positive relationship with At the Lake (Sue Gravelle) and others have liked Bayside in Meredith. The new Preferred Vacation Rentals in Center Harbor and Spencer Hughes in Wolfeboro did not get positive reviews. Hope this helps.

I also recommend Sue Gravelle of At the Lake Vacation Rentals.
I used them for about 10 years for a house in Gilford and the service and communication were good. |

In Wolfeboro Rentals Plus, Spencer Hughes and Yankee Pedlar do the most renting I think. I think Maxfield does some.

Rental Management
Yes: if you don't have an experienced person who knows the area and knows the tourist crowds, there is no way to vet who comes to your home. Moreover, if there are problems with the tenants, e.g. noise, damage, crowds, septic issues, Air BNB is of no help.
If you are 5 minutes away and available 24/7 to deal with problems, great. If not, you need a reliable and experienced agent. Like everything else in life, you get what you pay for. |

The management companies control the movement of tenants, provide the keys, check the properties, and have their cleaning people clean your house. Generally, the weekly renter stops at the rental office on check in day to pick up the keys to the property. The standard commission to the rental company is 20% of each rental.
I know that when I used Sue Gravelle of At The Lake Vacation Rentals she would talk to potential tenants on the phone and answer their questions about the property. She visits every property she represents and takes multiple pictures so that she is familiar with it. You don't get any of those services with the internet advertising companies. Other listing services merely advertise your property but have no presence in the area if there is a problem. |
