I heard from Randy Parker that Pier 19 has sold. Purchased by a conglomerate.

Does anyone know if the underground fuel tank (for boat gas) is still in place or has that been removed since Pier 19 closed?

The power transformers for the store are on a pole at the corner of my driveway. This morning, there was a Co-op bucket truck there, closing the pole circuit breakers to power up the store. Something happening - don't know details yet and haven't seen anyone inside. Just have to look at some other time of day.

I'd love to see them put some updates into the ice cream side of things--we loved going there by boat, as it was the closest place to us.

About two years ago, Dollar General built a new store in Campton next to the Northway Bank on a very steep, river bank, sloping lot that needed a lot of site work to make it happen on such a sloping lot ..... and it happened.

Ashland and Campton both have relatively new Dollar Generals which do not seem to do too much business? Like, why in the whole wide world would anyone want to go to a Dollar General when you can go to a Walmart?

The Plymouth Walmart has some very nice large oranges, as in oranges, grapefruit, lemons for just 50-cents/orange ...... a steal of a deal .... high quality oranges!

Tamworth, Center Ossipee, Moultonborough, and Alton all have Dollar Generals ..... isn't Pier 19 considered to be in Melvin Village in Tuftonboro .... and probably it would be a 365-day, year 'round store ..... Dollar General wouldn't have a seasonal type of a store ....it would have to be open all-the-time ...... a 7-day, 52-week type of a store .... a real business.

See you at the Melvin Village, Dollar General!

Hopefully, it will get painted Melvin Village white ...... so's it will blend, good.

If it does turn out to be a Dollar Store then my guess is that boat gas will be a thing of the past.

I don't believe any of their locations sell gasoline for cars or boats, and I wouldn't think they would start that precedent now.

There are many stipulations for vending and storing gasoline and I just don't think their staffing can deal with it.

But who knows, I could be all wrong (as well as speculation on this Forum that it will in fact become a Dollar Store).

With the short season and only selling gas and convenience items. I cannot see it being profitable with the cost of purchasing the location and the normal overhead. Without selling and or repairing boats it’s extremely difficult

Rumor I heard was there a potential buyer who wanted to convert the store into a restaurant. Not sure if that is who bought it though

The store had very limited parking,with most spaces owned by the Condo Assoc. Very hard for any business to make a go of it

With over 15,000 stores and $25-billion annual revenue ..... maybe Dollar General just thought this could be a happening, fun location and said let's do it up real nice as a way to upgrade their public image .... in such a beautiful Lake Winnipesaukee location.

Not likely especially since they have had financial issues in the past. They are not going to open a location without it being profitable

I'm not sure a restaurant could really function there because the septic system requirements for such a business are quite tough. And because it is so close to the waterfront it presents additional challenges.

The footprint there is rather limited so I really don't know if there is enough space for a new septic system (and leach field) or not. I also have no idea in what kind of condition the existing septic system is in (which I believe was put in when Hunters ran the store).

Anyway, that's my thought and I'm confident others will comment.....

The septic system is under the parking lot out back which is owned by the association. In fact, all of the parking area is owned by the association. The well for the building is also on land owned by the association. In addition, I believe the association documents grant the association access to a bathroom in the building.

I agree it is hard to justify the 1 mil asking price. You are getting the building, the land it sits on, the parking spots directly in front of it. Probably why it has been on the market for over 2 years.

Wrong! The store “controls” something like 30 spaces in the front but the lot is the associations.

surprised no one has ever used that parking lot for a farmers market, traveling BBQ or some other kind of food truck or coffee cart. Seems like there is plenty of traffic for a hit and run business during the season.

They just installed a brand new fuel tank there about two years ago in September, so I doubt they would remove it.

The last I heard this weekend was that someone wanted to take down Pier 19 store and build condos. Think they wanted a number of boat docking spots too. Lots of town approvals and dealing with the dock association before that would be approved.

The last I heard this weekend was that someone wanted to take down Pier 19 store and build condos. Think they wanted a number of boat docking spots too. Lots of town approvals and dealing with the dock association before that would be approved.
An awful lot of hurdles to go thru prior to anything concrete happening there.

Does Pier 19 own the dock where one used to pull up to purchase gas?

But what do I know... Hoping for some innovative and successful solution.

This person is interested in purchasing the store...but for something else yet to be determined...not a store as we know it from the past. He will not divulge to the Planning Board or other town people what his intentions are to do with the store. He is looking for other properties in the area to combine and invest to do something. His options are what he calls open. It doesn't play out well.

Thanks for all the details.

I have always figured one of the issues with getting the property sold is because of potential use issues. The septic, becomes a big hurdle, to really be able to do anything. A restaurant would need a larger capacity system with out question, and that may have also been a contributing factor in going from a full grocery store at one point, to scaling down to that of a convenience store.

This is why I have never understood the asking price. The best thing it has going for it, is the Gas the pump. What I can say is the longer it sits vacant, the less and less chance we will have of every seeing it open back up, with the same use model was was last there.... I miss my place to go get some ice-cream..............

Ummmm not sure how they would pull that off...... unless it is only going to be for Trailered boats, and they plan to use the public Ramp......

I would by that it could become a boat service facility and have the gas dock.... But I don't see the Valet service angle......

Cant see it for trailered boats. Not enough land to operate that with boat trailers etc.

Random thought.............would the developer trying to build the 12 houses on Farm Island be trying to buy it to wrap into the project so those folks have a mainland presence.................

I am wondering if the new operator will try installing a retail gas pump so that cars will be able to fill up there as well as boats.....

After all, Wolfeboro is now down to three gas stations (which used to have eight) and all the gas stations in Tuftonboro no longer exist (Melvin Village and Center Tuftonboro all closed).

Right now the closest gas is either in Wolfeboro or Moultonboro, so I think a gas pump might do well. After all, the operator is paying the insurance for the existing underground tank.

That actually would make the most sense for that location IF they could get bigger tanks in to service a full on gas station for cars and develop the front of the store which is all grass at the moment, back that with a circle K convenience store, gas at the docks for boats and even a drive through dunks. I could see that working well there especially with all the activity there in the winter time with sleds and people ice fishing.

I don't see a valet service being viable there, does anyone think it a good idea to have constant traffic of boats on a fork lift crossing 109 with what a 45 MPH speed limit and let's face it visibility on the south bound side is terrible. I don't think the neighbors would appreciate that either and likely would fight something like that.

I don’t think they even have the water depth there for a fork lift nor do they have room for that. But I agree that right type of store with car gas and boat gas has a chance. Food is required of course and tone it down to simple burger, dogs chicken sandwich in the winter and sell bait also. Sleds and fisherman will use it for sure. Very active spot in winter.

Approximately 10 years ago Roger the then store manager and I had a conversation why not put in car gas pumps for the store to help increase revenue. He told me at that time that they had researched the idea and decided not to do it for the following reasons. First it would be very difficult if not at all possible to get permits to add fuel tank around the store. Even if they could get approvals the cost would not justify doing it. And there was just not enough room in the the parking area. So it was not pursued any further.

I would imagine that is the main problem with most anything trying to buy that site. Just not enough room there to do much. IMO very tough for anyone to make something profitable there that would create a decent revenue stream on an annual basis.

Have to remember the Association “owned” the parking lot. Building owner would have to get Association members to agree to any parking area modifications.

I do not see that site being economically viable any time in the near term. It is too large for a convenience store and too small for a grocery. I wish it were different because it is an easy boat ride for me.
