Wednesday, July 22 at eleven o'clock, 178 Rattlesnake Island, mortage foreclosure auction, waterfront cottage w/ 5 rms, 3 bdrms, dock, deck, 28,314 sf lot

2009 Gilford assessed - 235,800. annual taxes - 2664.54

Could be a storybook buy at 100K or so, up or down, some price(?), what with the waterfront, 3 bedrooms, & Gilford schools.

Installing a year round, electrically heated, lakewater supply line costs about $1000, materials only, for a shallow well pump, 40 gal tank, and Pyrotenax heated, 220v-1 1/4" supply tube. Live like Swiss family Robinson out on your year round island residence......could be interesting.....great ice fish'n & hottub'n!

Probably, the ice needs only be one inch thick to safely be cross'n on cross country skis. Just carry a cell phone in a baggie with the fire dept on speed dial, and maybe wear a dry suit w/ a swim floatation belt to be double safe. Maybe an old kayak attached to some old wooden cross country skis.....along with an old pair of woolen knickers......be creative.....a dog sled?

It was on the market last year for $225,000 so I wonder how much it will sell for this year.

Other than the Fire/Police response Islanders receive ZERO benefits. Some of us never even drive on the roads that we pay taxes to. I boat out of Moultonboro and pay taxes to Tuftonboro. As for the Fire response, lets be real here, by the time they get here the house would be leveled anyway.

Has anyone seen or know this property? Just called the Harkins Auctioneers and they have zero info on the property including opening bid.....

The taxes are paid to Alton not Gilford. Map 76 Lot 11

All details of the auction are announced at the auction and not before. If you were to bid be sure what if any taxes or other amounts are owed on the property first as the auctioneer will not tell you. They are not obligated to do so either.

This property has major issues. I drove my boat by there last week, remembering it had a for sale sign on the dock recently. The dock would immediately need to be replaced, it appears to have been left in the water for the last few years through the winters. I'm not even sure the concrete base is usable. Upon further evaluation, it appears the roof will need to be replaced, and a large percentage of the wood on the exterior is rotten as well. I don't even want to think what the interior looks like at this point. I would be interested in seeing what they get for a property that has fallen into this much disrepair.
A few of the other posters have the right idea, if you do a little math on the potential taxes left over. (the annual tax rate has been $2600) Since the mortgage hasn't been paid since 2005 that is at least $10000 in taxes in the rears. Add these up and you are looking at at least $55,000 IMHO to get this property even livable. Seems like a lot added to an auction price in this economy

I was actually excited to hear that folks in Alton were sending their kids to Gilford schools. That would defiantly help my Alton tax rate.

Hazelnut;

If this is the same property my wife and I quickly looked at last year (and I am pretty sure it is) the house is built on a terrible lot. Solid rock and boulders on a very steep incline. Probably the worst lot on Rattlesnake. Just rebuilding whats there would be monumental task.

Spoke with the auction house yesterday and was told the banks opening bid would be around 175K. At this price with the back taxes, new dock and the cost of making the place livable puts you around 250K. So i guess i dont have to take the day off to see this property.

I was just told there were 5 qualified buyers at the auction today.... bidding started at 160K and sold for 170K.

Seems like the maintenance category was the correct spot for this topic, 'island auction', because it seems like it will require a lot of maintenance. Probably a ten gallon bottle of bleach for starters, to start removing the likely mold and mildew....a genuine moldy-oldy Rattlesnake ranch.

Be better if it had a real rattlesnake, live-in problem than a mold problem.....could be easier to eradicate.....rattlesnakes detest the smell of a gasoline soaked rag stuffed into its' nest.
