Correct - and most larger companies / Universities are a return by mid-September at best, and are being told to prepare to revisit back to work dates at some point in 2021.

And don't forget every local property is being scooped up immediately at any price by people that will now have a home here. The surge is coming, it's not going to recede when the weather turns cold as it has in the past Get used to it.
