Nice and open floor plan with natural light, but is that an open drop from the loft?!

While I don't know anything about the property other than from the listing, the description and pics would have me taking people who know their stuff about construction AND island living to look at what it will need. The deck (and I'm assuming stairs) alone looks like it would cost a ton of money to repair/replace, especially given it's an island location and high above the water.

Of course, if money isn't an issue it would be all about the location/setting, which I'll be interested to hear people's thoughts on.

Do you have a viewing scheduled, and any idea how fast properties are moving these days?

Yes. Probably best to change the deck out to aluminum rail that will have less maintenance. Clean the deck with chem wash and go to Q8, so only have to replace some of the boards and will be able to use the removed deck posts and rails inside, where their maintenance would not be such an issue.

The utilities look like they need a little freshening also.

Looks like the entire place needs a good cleaning. John, randomly I love Q8 that's what i stained my barn with, its holding up awesome and looks good too. Great thought on the deck.

The agent wrote me back last night, she said there is no septic and it is a composting toilet. The listing shows a bathroom with a regular toilet, so I am wondering what kind of set up it actually has.

The no railing on the loft would make for great battle royales, last one who isn't thrown off gets the best bed

I guess it might be worth a trip over to look at in person, I'm not in it at $590, closer to 500 maybe?? They dropped it significantly from the 850 asking price it was listed at last year.

The price is very low for 300' frontage and a nice cottage. So expect some issues.

As you found out, no septic system. Probably all ledge so a septic system may be very difficult to construct. Composting toilet but what about grey water from sink or shower?

There is no breakwater, probably can't get approval for one at this location. A NE wind would be a challenge.

Q8 Log Oil.

I went from Cabot Australian Timber Oil to Penofin when the ATO was reformulated.

The Penofin is no longer easy to acquire and has a low flash point so has to be stored and disposed of with care.

Then I went to my current ReadySeal.

Q8 is now the higher standard because of penetration, ease of application, and low toxicity.

We can even use it around horses and other animals that tend to chew fencing so fences can be made from on rough cut wet or rough-cut kiln dried wood and save some money.

Rattlesnake Island has the http://www.lrct.org/property/rattles...sland-preserve that includes 102-interior acres and a two mile walking trail going over the island summits that's marked with blue blazes. Maybe you get to see a rattlesnake snooz'n on that summit rocky ledge on a warm sunny day? Is it asleep?

Thanks for the Q8 referral! I am preparing to strip, sand and refinish my deck, and this sounds like a great alternative to the Behr stain that I used the first time. The website has a ton of good information, and has pretty much sold me. Great timing.

Woodguard is also a very good oil base stain and cheaper than Q8.

I have a barn that has never been stained or painted; it's past due! This sounds like a great product for it (board and batten rough cut pine siding). Thoughts?

I have the exact same barn with board and batten rough cut pine. I have used woodguard exclusively and am very pleased. I did order a sample of Q8 and see no difference on application. Will it last longer than woodguard, who knows. I am sure Q8 is also a very good product. Woodguard is over $100 dollars cheaper for a 5 gallon pail. Good luck whichever way you go.

Love the barn staining discussion, but is anyone else familiar with the property haha

But since we're on the barn staining topic, here's mine mid staining it w Q8. Applied with a pump sprayer. It lightened up a bit once fully dry. Can't miss an opportunity to show it off, building it has consumed the last 6 years of my life...

Now I am going completely off topic from the Rattlesnake house, but oh well....

Yes, the cupola was custom, Circle B Barns out of Lancaster, MA built the frame and made it weather tight. I did all the site work, and pretty much everything else aside from the spray foam insulation and garage door install.

It's more of a second home on my property haha, its got a heated slab in the main level, fully finished loft, mini splits up stairs and down stairs, its own 200A service. I built an office upstairs since my new position at work is more travel based and I needed a spot to work out of at the house.

The UV protection is slightly different. Because of that the Woodguard has a shelf life on unopened containers of 18-24 months per manufacturer. With an open container suggestion to use promptly.

The Q8 Log Oil has an indefinite shelf life.

I think that is because Titanium Oxide has a history of segregating and forming clumping.

So most of the lumber yards can order it, but not sure who stocks it.

It is why I loved the Penofin, with the pre-tinted colors, I could stock them all because of the shelf life. So I could even stock the quarts without fear of having the product go bad.

Looks like a good place if you like sunrise and don't care much about sunsets. It won't be very warm in the shoulder seasons with no sun after noon. I'm not sure how you live on the broads without a breakwater. Yea, it's a little sheltered, but still. Your boat would get totally trashed if the wind happened to come NE to SW. That dock is just asking to be trashed by the ice too.

The wife approval rating on composting toilets is very low.

Pretty low on that many stairs too, but thats rattlesnake.

A septic system is likely impossible and a breakwater must be approaching 100k now.

This is about as cheap as you're going to get on the water on Winni though.

A boat lift can totally solve this problem and I have a beautiful 3600-lb capacity, manually operated, Shore Station boat lift, about 9'4" inside width, good to six feet water depth with four adjustable legs for uneven bottom ....... used price $1200 ...... everything works ...... well maintained ...... #1 greatest boat lift in world history of boat lifts since boat lifts were first invented!

An electric motor that turns the big wheel can be purchased from someone else, later on or something if you decide you want one like if you have a 3000-lb boat.

Positioned good, a 400-lb boat lift with a 2000-lb boat can definitely help to keep a light weight dock, too close to lake surface, from getting beat up and maybe swept away by the waves, overnight.

6:10-am ...... sun rising ..... hey, like where's the dock ...... the dock is gone? ..... someone must have stole my dock last night ...... ???
