Question Shep Brown's II

I saw this sign on a vacant lot across the street from Mountain View Yacht Club (Route 11 and 11B in Gilford). Does anyone know more about this than what is on the sign? The lot, which is next to the Patrick's plaza, has no water frontage of note, although canoes could be floated down the stream (under 11B) into MVYC.

If they bought a few slips, could they use MVYC facilities for launching and demo rides? I'm just guessing that MVYC has a launch for it's members. I don't think Silver Sands will be happy about the competition using their launch.

In general Silver Sands can't be happy about this at all.

Seem like they're following Fay's Boatyard and Channel Marine by building off-water showrooms on busy streets. I guess this improves their visibilty and hopefully their business.

Back in the 80's my parents bought there first boat from Irwin's because it was the first place they saw when driving to the lake. Today people will see the new Channel Marine building long before Irwin. Sooner or later someone will build a boat showroom right at exit 20 or the Meredith exit.
