i can't remember the math, but I am virtually certain that a .26 acre lot will have a tough time with anything but the smallest septic approval. Not sure how the town sewer on one cottage or various grandfathering issues might apply here. Though one thing to keep in mind is that under certain septic regulatory conditions, you might not be able to rebuild a very old cottage should the need ever arise. Definitely get a septic pro to advise here, not just a realtor and/or current owner assurance.
