They recently tightened up the rules on what they will allow you to do with your house without permission. You really need to read thru them to see if you can live with it, I couldn't. Popular weekends, their beach is full, and the parking must violate some town ordnance, I heard some people saying you need to get there at 6 for a parking spot, or a good spot on the beach. I tried to walk from one end of the beach on 7/4 this year, I wasn't able to walk between the bodies or people that purposefully wouldn't let me. I don't like beaches at the shore for just these reasons, and I couldn't put up with a HA either. YMMV.
Lots of people love it, based on the crowds, caveat emptor.
