There are 2 types- an owners and a lenders policy. An owners policy may help, as it covers errors and omissions. If it was represented as on your land and it isn't, this becomes a deed issue.
I am not in the insurance field, but would certainly investigate further.
Regardless, I rather nasty call to the previous owner and the agent would be in order. If the agent represented it as on your land and it wasn't, that could hit their E&O insurance.
Someone is at fault here....
