Default Sewer vs Septic and more

Most shorefront values are based on frontage, not acreage. It could be buildable if it has public water and sewer as does most of the western shore from West Alton to Moultonborough. A big lot doesn't have a lot more value unless it s sub-dividable. Grandfathering may also enter into the value, for a dock, buildable, size of backland, etc. Look at some of the islands where there is a small lot and it has a house with Clivus-Multrum (sp?) or an arrangement to pump a holding tank.
