As her friend, you have done more than enough for this stubborn “aging hippy” who won’t even heed good advice. She needs professional advice, starting with a dumpster and gallons of paint. Most buyers want something clean and neutral, not a psychedelic horror show. It’s sad because now is an excellent time for sellers, but the seller needs to be reasonable. Someone will undoubtedly tear it down and build what they want if the location warrants it. JMO.
