Future laker?

As a kid, we used to stay with friends I think in Gilford, who had a home right on the lake (still do I believe). I think I was about 10 years old when I fell in love with the lake, and ever since then I have dreamed about owning a slice of heaven on the water. Well, I am now well into my 30's and realize that owning my own place on the water is way out of my financial reach. I have been thinking about buying a house off the water, with beach rights. From what I have seen, there are a bunch of property assciations that would offer that. I have a bunch of questions that I am hoping some of you lakers can help me with.

1. I want a place that is within walking distance to the beach, not a 1 mile drive.
2. I want a place that is not very very strict. I understand the need for rules and all that, and have no problem following them, but I don't want to live in a commune.
3. I have a PWC, not a boat, so I need to find a PWC friendly area. I don't need dock space, just a place to beach my PWC during the day.
4. I am considering buying a place with another family...do associations allow this?
5. Do I really want to live in an association?

Most of you obviously have great experiences living on the lake, and I truly appreciate any guidance you can give me. Oh ya, please don't bash me for owning a PWC, I will be owning a boat at some point in my life! Thanks a million in advance for your advice!!

Try Balmoral or Suisevale in Moultonboro. They're relatively affordable.
