Wow, 341 new units. I wonder how many more units this area can support?

Is this replacing an existing hotel or structure? Or is it new units?

I know this area quite well. I have vacationed in that paricular area for the last 30 years. This is on the wooded hill across the street from Langley Cove, between Whispering Pines and Christmas Island, just east of the old Prescotts. The beach access for 341 units would be around 30 feet on the cove. I know over the years there has been a problem with a sewage smell at times coming from a pump house in that area. Wonder what happens if 341 units flush at the same time? Have to keep an eye on this one.

Gee, just what the area needs -- more development.

Pretty soon it will be just like Yogi Berra said "No body goes there anymore... It's too crowded."

Should make for an eye opening morning commute, almost like the wonderful aroma on I-93 by the Bow treatment plant. :eek:

With the way that whole hill is growing there won't be any space left soon. Right now they are building a house in that area that has a great view and no yard, driveway, parking.....

Combine that with the 80+ houses being built at Governors Crossing, Akwa, etc.

Lanley Cove, that place is a dump. Its all old mobile homes, it is an eye sore! Putting in a nice new sub-division is just what that area needs. I think it is an exciting time for the lakes region. Where other areas are slowing down their building projects, the lakes region still has many going on. It creates jobs and supports the local economy. Brady Sullivian has done a great job with the projects they have done. Most of it has been cleaning up old cabins and renovating them so they look nice, and then offer them to people who are interested in having a nice place around the lake. While creating jobs for people that go to and support local business. News Flash, the word is out, Winnipesaukee will never be the way it was. That all ended with 911, the rich and famous needed a new play haven with access to oceans, mountains and lakes so they wouldn't have to travel over seas. Because of the air port and easy access the lake has become that place, and others are following.
A lakes region realtor told me this would happen 5 years ago and she was right.

Big Kahuna, you are correct in that Langley Cove is not beautiful, even though I think you may be confusing it with the Prescott trailers that have been there for years and years. The Langley Cove Beach rights is only a very small strip of the cove. Yes, you are correct, this is not the Winnipesaukee of years ago and development appears inevitable and tons of money will be made by developers, realtors, banks, lawyers and some hidden perks to those in the know. This is not necessarily a bad thing. Capitalism is a wonderful thing and makes our economy strong. On the other side, what must be considered is the impact on the area which will be far reaching and for many many years make that generations to come. The environmental problems of runoff, anytime you pave a road or build a house, you waterproof the land and create runoff and this area is on a hill.. Sewage removial and treatment, get ready to build treatment plants ($$). Electrical supply for modern homes could be a problem. Increase in student populations, even though most of the units will not be residential some will be year round residents with kids in school ($$), and of course the traffic, both car and boat will increase. If we think it's busy on Thursday - Sunday now just wait and see what happens with all the development. The very things that make the lakes region so attractive could be its downfall. Trees, mountains, clean water and serenity are slowly going away. Our economy seems to be based on a pyramid scheme that requires never ending expansion. I guess it's just the way things are. I don't live there so my opinion may different than those that do.

Can we trust Brady Sullivan?
 

When Brady Sullivan took over the Evergreens property Shane Brady set a corporation (LLC) that he owns. He immediately took possesion of the day docks at no cost to him or his company. He was able to do this because Brady Sullivan took control of the Association Board. They voted to turn ownership of the docks over to his LLC who then leased the docks back to condo owners. These owners pay him to use the docks he esentially took from the same condo owners. Now he has offered to sell the docks back to their righfull owners for $200,000 to $300,000. Can we trust Brady Sullivan to continue development in the Lakes Region?

This area is already saturated.. The lake is congested and getting worse .. Bad news, hope it falls through :(

Good reason not to live in an association. Sounds like poorly written by-laws or asleep at the wheel association. Since this is a "private" matter, I doubt the city will have much interest (unless there was fraud). My suggestion would be to contact a real estate attorney who specializes in associations and run it by him / her. PM me if you want, and I'll give you some names.

One thing that has always troubled me about most of the towns north of Concord is the lack of good "Master Plans" for containing growth. I have seen slick lawyers come up from Boston & NYC and just run circles around our local planning boards.

I'm not against growth.......it's on the way. But we really need to get a grip on things with some good planning. This Brady Sullivan thing is a private matter as PBR mentioned. A case of their lawyers out-lawyering the association.

When it comes to the lakes region I think weve reached a plateau.. How much more growth can the area take while retaining ANY of its charm ?
The town fathers love the tax revenue period.. Why else would they allow more sprawl.
My true concerns are with the lake itself.. Its already quite crazy on the weekends and near impossible to find a quiet place to anchor, swim etc..
Ive done some work on the Evergreen units, and im amazed at the poor quality construction, cracked foundations etc ..
Time to put the brakes on Laconia ! Akwa looks like its stopped in its tracks as well, just enough time and money to blast the top off the hill and cut all the trees , now what :rolleye2: :rolleye2:

Resort on the Bay....
 

Yes, the park next to Langley Cove is "Resort on the Bay" which is owned by the Tilton family since the 1940's. We have been there for almost 15 years. Some families still reside there since the beginning. What a great place to enjoy the summer months with camp fires, the water, and our boat. The people are wonderful there and we hope to continue to vacation and retire there for many years to come. It may not look as nice as some other campgrounds but it sure has character. The beach has not done well since Christmas Island closed the waterway under their bridge when they put in their sewer pipe 15 years ago. Also having two boat ramps there doesn't help with controlling the weeds brought in by other visiting boats...that’s progress for you!!! Brady Sullivan has approached the owners a number of times and they have continued to refuse their offers. Let’s hope they continue for everyone’s sake.

I've just heard that Brady Sullivan bought some trailer parks in Paugus Bay and is kicking the long time residents out...so they can, guess what, build condos...

Any truth to it?

Maybe what Brady Sullivan really means when they say "Outstanding lake views" is "If you stand on the north corner of your roof after all the leaves are off the trees, you can see a couple of square yards of the lake" eh?

This is a sad story, our friends purchased a Brady Sullivan Property in Naples Florida on a golf course. Brady Sullivan just informed them they did not sell enough condominiums and are going to convert the Condo complex back to an apartment building. Now they are trying to work out a figure for the condo along with all of the furniture they purchased.

Can you imagine?

Brady Sullivan drops Evergreens Management
 

Brady Sullivan just notified that the Evergreens Condo owners that they are will no longer manage the property. They will be replaced by Evergreen Management Inc.

I know this thread is now 10 years old...but as an abutter I just received certified mail that "553 Weirs Boulevard LLC" is seeking variance yet again for Zoning Article 235-44.2

Meeting will be Monday, July 17th at 1900.
