Home Inspector Recommendations
 
Does anyone have experience working with any really good licensed Home Inspectors? Any advice would be greatly appreciated. I have seen some threads on this topic, but none that are very recent that I have found.

Charlie did our home inspection last year and was extremely thorough. He's a great guy, recorded everything and took digital pictures of everything he found. We were very happy with his work and the time he took to inspect everything from top to bottom. He a retired contractor and was doing this on the side but he's been very busy with it so...kind of not retired anymore...

We used Scenic Home Inspections out of Melvin Village. He was a really nice guy and did a great job. Also gives military discount if you or any family members are in the military.

Call your local bank or mortgage company. They have a list of reputable home inspectors.

They have different level of inspection. Tax, insurance and RE appraisal. I opt for the extensive inspection. Cost a little more but worth it.

Extensive inspection caught mold and rot damage on the joist and sills in the crawlspace. A prior insurance inspection and RE inspection failed to point this out.

HomeCheck Professional from Derry is a very thorough outfit.

My recommendation is to bring a good general contractor with you. I have never been real impressed with any of the home inspectors I have hired. Just my opinion and I am sure others will say otherwise. The one recommendation above where the inspector used to be a contractor sounds like a good option. Also, don't forgot about a septic inspection if that is applicable as well as getting a radon test and a water test. I think your approach asking for referrals from outside people is a good one. Personally, I wouldn't get a referral from anyone involved in the transaction as they don't get paid if the deal doesn't go through. Good luck.

Housemaster in Rochester does a great job. Very thorough and professional. Have used them many times and regardless of the outcome have been very happy.

We used Norman Field of Field Home Inspection in Chester, NH in 2014, and were happy with him. He was very thorough (you want to make sure you have someone who will get up on the roof).

If I recall correctly, he charged a small additional fee for travel to this area -- maybe $20 - $30, a nominal amount.

I would strongly endorse this method - home inspectors can VARY hugely and you don't want to learn the hard way your inspector isn't up to snuff. If you know of, or can find a reliable contractor they are a great option. Inspectors will always find something wrong - the question is how material is it and is it a deal breaker.

I purchased a home in Wolfeboro last May. I had two home inspection reports; one from an inspector hired via a recommendation from my buyer's agent and another purchased from a potential buyer whose deal fell through three month's prior to my contract.
There was little overlap between the reports. Each found issues the other failed to note. Most importantly, neither found two significant code violations that I discovered after the purchase.

Just had Charley at the new House today, got report that night. Very thorough and professional can do radon and water as well...
