The average sales price came in at $1,268,647 and the median price point stood at $1,117,000. Off and running! There were eleven Winnipesaukee waterfront sales in January at an average price of $835,091 and a median price point of $726,000. That’s a lot better start than last January when there were just five sales on Winnie but the average did come in higher at $1.084 million.

September 2012 was a very good month for waterfront sales on Lake Winnipesaukee with thirteen transactions at an average price of $1.371 million. The median price point came in at $1.4 million as nine of those thirteen sales exceeded the million dollar mark. Last September, there were seven sales on the big lake at an average of $714,357. There were 12 waterfront sales on Lake Winnipesaukee in the month of August at an average price of $1.18 million. That compares to eighteen sales at an average of $827,589 in August 2011 and 14 sales at $1.1 million in 2010. The average sales price so far this year on the big lake is $956,021 compared to $1.074 million last year. There have been 80 sales so far this year compared to 69 for the same period last year. So lakefront property is moving well but at a lower price.

That compares to twelve sales last June with ten of those over a million resulting in a higher $1.78 million average. As I reported last month, waterfront sales on Winnipesaukee were up for the year from 96 units in 2010 to 107 in 2011 for a solid 11.5% increase. Will 2012 be another big year for waterfront sales in the Lakes Region? We certainly hope so! Well, January of 2012 started out with five waterfront sales on the big lake which was the same as January of last year. The average sales price came in at $1.118 million which was just under the $1.17 posted last January.

It was a great end to the year with fifteen waterfront sales on Winnipesaukee in December at an average of $675,300. That compares to nine sales last December but at a much higher average price of $1,306,044. Only three of the fifteen sales last month were over the million dollar mark resulting in the low average sale price.

Halloween has come and gone and it didn’t scare off buyers looking to purchase waterfront homes on Lake Winnipesaukee. There were eleven sales at an average price of $1.17 million and a median price point of $950,000. That matches the eleven sales last October although the average sales price came in higher at $1.46 million. If there is a any bright spot or consistency in our current real estate market it would have to be waterfront sales on the big lake.

There were ten waterfront sales during the month of July, 2011 on Lake Winnipesaukee at an average price of $1.223 million. That’s up from the six sales on the big pond last July at an average price of $955,333. Half of the sales for both months were over the $1 million mark but this year’s average was bumped by a nice $3 million new construction sale on Governor’s Island in Gilford. Yeah! Summer is really here. The temperature is heating up and it finally feels like it is lake weather. It’s time to get out on the boat and enjoy it. There were twelve waterfront sales sales on Winnipesaukee in June which is a 50% increase over June of last year. That’s pretty encouraging! And there were some large sales, too! There were just four sales on Lake Winnipesaukee in May 2011 but that does equal last May’s tally although the average sales price was lower at just $1.053 million compared to an average of $1.727 last May. Last May there were three sales over a million, one of which came in at $3.9 million helping to boost that average.
