The 2016 Year End Winnipesaukee and Winnisquam Waterfront Sales Report



We finished the year off on Winnipesaukee with fourteen waterfront sales at an average price of $1,737,750 and a median price point of $1,261,250. That is less than the nineteen transactions posted last December, but it was enough to keep us on track for a little better year overall than 2015.

So here it is, 2017! A new year, a new beginning, and maybe the start of a new kind of housing market in the Lakes Region. Perhaps. Why? Well, there were only 587 single-family homes available in the 12 Lakes Region communities covered by this report as of Jan. 1. The average asking price was $730,679 and the median price point was $289,900. These homes have been on the market for an average of 188 days. There were 104 single family residential home sales in November 1016 in the twelve Lakes Region communities covered by this report. The average sales price came in at $319,840 and the median price point was $205,000. Those numbers are well above last November's 88 transactions at an average of $297,347 and median of $189,950. Pretty exciting!

I grew up in Northern NH in a classic, white clapboard farmhouse that was built in 1799. It was said to be the second oldest house in our tiny little town of mostly modest year round homes, summer cottages, and grand old hotels. There were 24 Winnipesaukee waterfront sales in October of 2016. The average price came in at $1.0195 million and the median price point was $913,800. That brings the total number of sales on the lake so far this year to 154 at an average of $1.072 million compared to 142 for the ten months last year at an average of $1.08 million.
