There were 61 residential home sales in April 2012 in the communities in this Lakes Region real estate market report. The average sales price came in at $324,580 and the median price point at $170,000. While 61 sales might not seem like a lot, it is 33% better than the 46 sales last April and the average price is up from $317,714. Residential sales are up 23% year to date over the same period last year,...

Posted 07-22-2012 at 07:18 AM by nicolewatkins (Nicole Watkin's Lake Winnipesaukee & Squam Lake High End Sales - 2010 Mid Year Report)
Buyers Look to Assessments to Guide Them on Property Values
As people search for Winnipsaukee or Squam Lake real estate, they often ask about the town assessements for the Winnipesaukee or Squam listings that pique their interest. In purchasing a commodity that has as many intangible and subjective qualities as Winnipesaukee or Squam Lake waterfront real estate, potential buyers look for whatever they can find to help guide them to what they perceive as a reasonable offering price...

June was another good month for residential home sales in the towns in this Lakes Region report with 92 transactions at an average price of $251,218. Last June we had 77 sales at an average of $478,304. For the first half of the year we have had 412 sales at an average price of $291,352 compared to 325 sales in the first half of 2011 at an average sales price of $328,294. That’s a 26% increase in sales but an 11% drop in the average sales price. So we have got some good signs and some bad signs....

Residential home sales in our Lakes Region communities were not what I had hoped for in July. I was planning on a summer of love… real estate love, that is. Lots of sales, happy sellers, happy buyers. I was predicting, anticipating, and forecasting that we would have a month where sales would top 100 for the month. Nope, not in July. It is kind of like the national monthly job numbers; always...

Halloween is just around the corner. Kids will be out Trick or Treating in their scary costumes trying to see who can collect the biggest stash of candy and goodies. I got thinking about some of the classic costumes kids wear and realized that most of these costumes “fit” pretty well on real estate agents. While they may not be as visible as the ones the kids wear, they are pretty apparent once you describe them. Sometimes you see it in the way they act, their mannerisms, and how they conduct business....

October was a great month for residential home sales in the twelve Lakes Region communities covered in this report. There were 97 transactions at an average sales price of $287,919 with a median price point of $188,000. That brings our year to date total to 772 sales at an average of $297,874 with a median price point of $180,000. That compares to 624 sales at a average price of $310,684 posted for the first 10 months of 2011. That’s a 24 % increase in the total number of sales for that period....

The number of residential homes for sale in the Lakes Region of NH definitely took a big drop on New Year’s Day as hundreds of properties listed in the MLS expired without finding a buyer. Memorial services will be held in multiple locations around the Lakes Region. Please check the obituaries as most of the families of the deceased would be appreciative of donations toward their mortgage payments in lieu...

Again no diving - apparently I have a touch of bronchitis. Hope it goes away soon. Getting the itch to get back in real bad. Ice-Out was declared yesterday, April 17. I guess I'm done at Center Harbor until next winter.
