Your Lakes Region Real Estate Horoscope

The residential home inventory level in our Lakes Region report bumped up an inch or two from 1328 homes available on July 1 to 1351 available as of August 1 at an average asking price of $491,503. The median price point is at $259,900. The current inventory level represents a 20 month supply of homes on the market. We are down, however, from the 1412 homes available on August 1, 2011.

June was another good month for residential home sales in the towns in this Lakes Region report with 92 transactions at an average price of $251,218. Last June we had 77 sales at an average of $478,304. For the first half of the year we have had 412 sales at an average price of $291,352 compared to 325 sales in the first half of 2011 at an average sales price of $328,294. That’s a 26% increase in sales but an 11% drop in the average sales price. So we have got some good signs and some bad signs....

June was a fantastic month as far as Winnipesaukee waterfront sales were concerned. There were seventeen sales at an average price of $940,500 and seven of those sales were over the million dollar mark. There were 64 residential home sales in March in the twelve towns listed in this Lakes Region of NH real estate report. That's a 12% increase over last March. The average sales price came in at $314,161 last month compared to just under $300,000 last year. There were four sales over the million dollar mark bolstering the average sales price. Hey! There were fourteen waterfront sales on Winnipesaukee in March! That’s a pretty good month in my book.
