Strong(er) Home Sales in July

Posted 08-21-2011 at 04:46 PM by Roy Sanborn

For the month of July, 2011 there were 70 residential home sales at an average price of $309,586 in the communities in this Lakes Region real estate report. That’s actually a pretty good 14% bump over the 61 sales last July at an average of $262,390. I was getting a little concerned about the lack luster sales over the past several months, but this is certainly an improvement. On a rolling twelve month...

Dog Days

Posted 08-06-2011 at 12:01 PM by Roy Sanborn

As the dog days of August heat up, there are 1412 single family homes on the market in the communities in this Lakes Region real estate report. That’s up from 1344 on the market last August 1. The average asking price is down from $539,186 last August 1 to $517,674. The median is also down from $279,950 to $269,000. The homes on the market represent a 22.8 month supply at the current sales pace. That,...

There was a man from Nantucket...

Posted 06-17-2011 at 01:06 PM by Roy Sanborn

For the second month In a row, residential home sales in the Lakes Region of NH were down a bit compared to last year’s sales. We have been hitting 65-70 sales in May for the past four years, but last month there were only 58 homes sold at an average price of $275,900. On a rolling twelve month basis ending May 31, 2010, there were 745 sales at an average price of $315,235 compared to 765 sales at an average price of $306,823 for the 12 month period ending May 31, 2010. That’s still not bad (I have...

The NH Advantage

Posted 06-10-2011 at 07:09 PM by Roy Sanborn

It is not surprising that the single family home inventory in the Lakes Region has increased as of June 1. It does every year. The level is a tad higher than last June with 1292 homes on the market at an average asking price of $539,520 and a median asking price of $275,000. That compares to 1256 listings last June at an average of $578,520 and a median of $299,000. So the...

Facebook, or Maybe Housebook...

Posted 03-17-2011 at 03:03 PM by Roy Sanborn

Sales of residential homes in the Lakes Region were surprisingly strong in February with fifty transactions compared to just thirty four last February. Given the fact that we were up to our eyeballs in snow in January, that is pretty remarkable to me. The average sales price came in at just $216,920 compared to $279,480 last February. That drop is due to the fact that we had no sales over $1 million last month but had two last February. As usual, just about half the sales recorded were under $200,000....

Winnipesaukee and Winnisquam February 2011 Sales Report

Posted 03-13-2011 at 12:05 PM by Roy Sanborn

February was a pretty good month for waterfront home sales on Lake Winnipesaukee with six propertiessold at an average price of $467,667. The monthly sales average was low because there were no million dollar sales last month. Last February there were only three sales on the lake, and two of the three sales were over the $1 million mark so the average was considerably higher at $1.248 million.

Lakes Region Home Deals...

Posted 02-25-2011 at 03:54 PM by Roy Sanborn

Residential home sales in the Lakes Region are off to a bit of a slow start in 2011 with only 37 sales posted in the towns in this report. That’s 16% off the total of 44 sales posted last January but one month doesn’t make a trend…at least I hope. The average sales price was also down from $377,781 last January to $305,926. This January, as well as last, 50% of the sales were below the $200,000 mark, but last January there were four sales over $1 million and this January there was only one, hence...

Do you want to sell your home? This will help...

Posted 02-19-2011 at 01:18 PM by Roy Sanborn

Selling a home today can be a very difficult, time consuming, and frustrating process for owners and real estate agents.

It's almost like no one knows what to do next to help you get your property sold. Many agents want you to reduce your price to get someone to look at your home.

Maybe there is another way? Maybe your home just isn't seen on the internet...

How Much Snow Is Too Much??

Posted 02-06-2011 at 04:02 PM by Roy Sanborn

This was a really great week, if you like snow. Driving into Laconia on the day of the most recent of one too many snowstorms was like sledding into an Eskimo Village above the arctic circle. The main differences were that I didn’t see any polar bears lurking nearby, our igloos have flat or peaked roofs rather than round, and plow trucks were the only thing moving instead of sled dog teams....

2010 Year End Lakes Region Residential Sales Report

Posted 01-21-2011 at 04:24 PM by Roy Sanborn

There were 59 homes sold at an average price of $369,112 during the month of December in the communities in this Lakes Region report. That’s down some from the 68 sold in December 2009, but the average price is up considerably from $290,008. As usual, more than 50% of the sales were below the $200,000 mark with five waterfront sales over the $1 million mark helping to lift...

2010 Lake Region Real Estate/Weather Forecast

Posted 01-07-2011 at 01:51 PM by Roy Sanborn

As of January 1, 2011 there were 940 homes on the market in the communities in this Lakes Region real estate report. That’s down from the 1070 homes on the market last month, but up from the 869 homes on the market as of January 1, 2010. While the total number of homes on the market is currently higher than last year, we have had an increase in the number of sales. That effectively drops the supply...

Pooh's Lake Home on Golden Pond

Posted 12-30-2010 at 11:52 AM by Roy Sanborn

Every now and then, just by chance, you discover something new, special, and unexpected about the Lakes Region. This month, I discovered the Chamberlain-Reynolds Memorial Forest. It is really a special place and I bet most area residents have never ventured there.

I have a home for sale on Dog Cove on Squam Lake and thought I would try to get a picture of the home from the...

Lakes Region Waterfront Sales Market Report _ April 2010

Posted 05-14-2010 at 03:52 PM by Roy Sanborn

April was another good month for sales on Winnipesaukee when compared to last year. There were ten sales on the big lake at an average sales price of $1,057,900 compared to only five in April 2009 at an average of $946,000. Sales ranged from a low of $340,000 to $3.8 million with a median sales price of $618,000. For those homeowners that think they have to wait until summer to sell their waterfront because...
