Posted 07-16-2011 at 07:47 PM by Roy Sanborn

Yeah! Summer is really here. The temperature is heating up and it finally feels like it is lake weather. Itís time to get out on the boat and enjoy it. There were twelve waterfront sales sales on Winnipesaukee in June which is a 50% increase over June of last year. Thatís pretty encouraging! And there were some large sales, too! In fact ten of the twelve sales were over the million mark. There were three sales in the $2-3 million range and one over $4 million. The average sales price last month...

There was a man from Nantucket...

Posted 06-17-2011 at 02:06 PM by Roy Sanborn

For the second month In a row, residential home sales in the Lakes Region of NH were down a bit compared to last yearís sales. We have been hitting 65-70 sales in May for the past four years, but last month there were only 58 homes sold at an average price of $275,900. On a rolling twelve month basis ending May 31, 2010, there were 745 sales at an average price of $315,235 compared to 765 sales at an average price of $306,823 for the 12 month period ending May 31, 2010. Thatís still not bad (I have...

For Sale: Attabodabad Executive Estate

Posted 06-10-2011 at 08:12 PM by Roy Sanborn

With the demise of Osama Bin Laden, I was wondering if the local Attabodabad real estate agents have converged on the scene yet? After all, this could be a lucrative listing for some experienced agent that knows how to put just the right spin on things. A sale like this could keep him in goat milk for years.

The first step will be to contact the owner of this fine estate. I am not sure...

The NH Advantage

Posted 06-10-2011 at 08:09 PM by Roy Sanborn

It is not surprising that the single family home inventory in the Lakes Region has increased as of June 1. It does every year. The level is a tad higher than last June with 1292 homes on the market at an average asking price of $539,520 and a median asking price of $275,000. That compares to 1256 listings last June at an average of $578,520 and a median of $299,000. So the...

There were just four sales on Lake Winnipesaukee in May 2011 but that does equal last Mayís tally although the average sales price was lower at just $1.053 million compared to an average of $1.727 last May. Last May there were three sales over a million, one of which came in at $3.9 million helping to boost that average.

The least expensive sale on Winnipesaukee last month was at...

As of April 1, 2011 there were 1018 residential homes on the market in the Lakes Region towns in this report. As depressing as it was, there was also fresh snow on the ground. The average asking price stood at $548,428 and the median price was $279,900. The current inventory level is equal to a 12 month supply of homes on the market. Last April 1, there were 1070 homes offered at average of $574,932 and a median price of $289,900. Last April there was no snow, the ice was out, and we were already...

The Garage Mahalic

Posted 03-31-2011 at 06:08 PM by Roy Sanborn

Spring is coming. Nascar has fired up its engines, the sweet smell of racing fuel and burning rubber is in the air, and as the frost heaves recede gear heads begin to think about getting their prized street rod or motorcycle on the road. Itís a time when many men dream about a Garage Mahal.

The fact is, put simply, men like (1) garages and (2) basements. You canít generally...

Facebook, or Maybe Housebook...

Posted 03-17-2011 at 04:03 PM by Roy Sanborn

Sales of residential homes in the Lakes Region were surprisingly strong in February with fifty transactions compared to just thirty four last February. Given the fact that we were up to our eyeballs in snow in January, that is pretty remarkable to me. The average sales price came in at just $216,920 compared to $279,480 last February. That drop is due to the fact that we had no sales over $1 million last month but had two last February. As usual, just about half the sales recorded were under $200,000....

Winnipesaukee and Winnisquam February 2011 Sales Report

Posted 03-13-2011 at 01:05 PM by Roy Sanborn

February was a pretty good month for waterfront home sales on Lake Winnipesaukee with six propertiessold at an average price of $467,667. The monthly sales average was low because there were no million dollar sales last month. Last February there were only three sales on the lake, and two of the three sales were over the $1 million mark so the average was considerably higher at $1.248 million.

Lakes Region Home Deals...

Posted 02-25-2011 at 04:54 PM by Roy Sanborn

Residential home sales in the Lakes Region are off to a bit of a slow start in 2011 with only 37 sales posted in the towns in this report. Thatís 16% off the total of 44 sales posted last January but one month doesnít make a trendÖat least I hope. The average sales price was also down from $377,781 last January to $305,926. This January, as well as last, 50% of the sales were below the $200,000 mark, but last January there were four sales over $1 million and this January there was only one, hence...

Do you want to sell your home? This will help...

Posted 02-19-2011 at 02:18 PM by Roy Sanborn

Selling a home today can be a very difficult, time consuming, and frustrating process for owners and real estate agents.

It's almost like no one knows what to do next to help you get your property sold. Many agents want you to reduce your price to get someone to look at your home.

Maybe there is another way? Maybe your home just isn't seen on the internet...
