Winni Waterfront Report March 2017

The Winni Waterfront Report.
There were just five waterfront sales on Lake Winnipesaukee in March, 2017 at an average price of $1,389,800 and a median price point of $1,450,000. That brings the total for the first quarter of 2017 to 15 sales at an average price of $1,545,173 with a median price point of $1.5 million. That’s a far cry from the 25 sales posted in the first quarter of this 2016. The average sale price for the first quarter...

Posted 03-17-2017 at 02:16 PM by Roy Sanborn

Winni Waterfront Report - February 2017

There were just three sales on Lake Winnipesaukee in February, 2017 but all were over the million-dollar mark. The average sales price came in at $1,525,533 with a median price point of $1,250,000. In February of 2016, there were six sales at an average price of $1,102,833 with a median of $813,500. I suspect the wonderful winter and low inventory levels are contributing to our low production so far…

A Golden Opportunity – The Lakes Region Real Estate Fake News Issue #1

Posted 01-28-2017 at 10:28 AM by Roy Sanborn

A series of lawsuits have been filed in Belknap County over the disputed ownership of a tool box containing two gold bars with an estimated value of over $1 million. The cases are expected to be heard sometime early this Spring unless a settlement can be reached. Disclosure of the names of those involved are being withheld for obvious reasons.

The lawsuits stem from the discovery of a tool box during a routine septic inspection at a house in Gilford owned by descendants of...

A New Market?

Posted 01-13-2017 at 10:45 AM by Roy Sanborn

A New Market?

So here it is, 2017! A new year, a new beginning, and maybe the start of a new kind of housing market in the Lakes Region. Perhaps. Why? Well, there were only 587 single-family homes available in the 12 Lakes Region communities covered by this report as of Jan. 1. The average asking price was $730,679 and the median price point was $289,900. These homes have been on the market for an average of 188 days. The current inventory level represents just a five-and-a-half-month...

The Olde Family Homestead

Posted 12-31-2016 at 10:30 AM by Roy Sanborn

I grew up in Northern NH in a classic, white clapboard farmhouse that was built in 1799. It was said to be the second oldest house in our tiny little town of mostly modest year round homes, summer cottages, and grand old hotels. Our farmhouse had four rooms on the main level and four bedrooms upstairs. When we moved in there was an unfinished ell that was used for cold storage and a three story barn which obviously had held livestock at some point in the past. The house sat on a typical...

A Handyman Christmas Gift List from Lakes Region Home

A Handyman Christmas Gift List from Lakes Region Home

‘Tis the season again and while most people may have other things on their minds there are a few holiday home shoppers still poking around under the tree for a new house for their families. My best advice to anyone trying to sell their home during the holiday season is to make sure it exudes a colorful festive spirit and décor…but don’t overdo it too much. Remember, buyers are trying to see your home and not the decorations....

Got Wood

Posted 11-04-2016 at 11:24 AM by Roy Sanborn

Got Wood? The Lakes Region Real Estate Market Report

It’s November. And here in the Lakes Region it’s getting colder. Yup, it is downright frosty some mornings. So it is time to crank up the wood stove. This year I decided to try some kiln dried firewood instead on the seasoned wood I got last year to see how it burned in comparison. Kiln dried wood is, well, it is kiln dried like in a big oven. I had a cord delivered and dumped on the lawn next to the basement door. I paid...

Insulation - The Lakes Region of NH Real Estate Market Report

I bet you woke up freezing one morning this week after having gone to bed with a window open. You undoubtedly got that sick feeling in your stomach that winter is definitely approaching. If you are like me, you start thinking about a new season of oil bills or stacking bags of pellets or cord wood. It is the “batten down the hatches” time of year and prepare for another six months of cold, snow, slush, and darkness....
