2011 Year End Lakes Region Waterfront Sales Report

Posted 01-13-2012 at 07:22 PM by Roy Sanborn

It was a great end to the year with fifteen waterfront sales on Winnipesaukee in December at an average of $675,300. That compares to nine sales last December but at a much higher average price of $1,306,044. Only three of the fifteen sales last month were over the million dollar mark resulting in the low average sale price.

The least expensive sale in December was at 65 Cow Island in Tuftonboro....

Strong(er) Home Sales in July

Posted 08-21-2011 at 04:46 PM by Roy Sanborn

For the month of July, 2011 there were 70 residential home sales at an average price of $309,586 in the communities in this Lakes Region real estate report. Thatís actually a pretty good 14% bump over the 61 sales last July at an average of $262,390. I was getting a little concerned about the lack luster sales over the past several months, but this is certainly an improvement. On a rolling twelve month...

Way Back When...

Posted 04-08-2011 at 01:17 PM by Roy Sanborn

As of April 1, 2011 there were 1018 residential homes on the market in the Lakes Region towns in this report. As depressing as it was, there was also fresh snow on the ground. The average asking price stood at $548,428 and the median price was $279,900. The current inventory level is equal to a 12 month supply of homes on the market. Last April 1, there were 1070 homes offered at average of $574,932 and a median price of $289,900. Last April there was no snow, the ice was out, and we were already...

The Garage Mahalic

Posted 03-31-2011 at 05:08 PM by Roy Sanborn

Spring is coming. Nascar has fired up its engines, the sweet smell of racing fuel and burning rubber is in the air, and as the frost heaves recede gear heads begin to think about getting their prized street rod or motorcycle on the road. Itís a time when many men dream about a Garage Mahal.

The fact is, put simply, men like (1) garages and (2) basements. You canít generally...

2010 Lake Region Real Estate/Weather Forecast

Posted 01-07-2011 at 01:51 PM by Roy Sanborn

As of January 1, 2011 there were 940 homes on the market in the communities in this Lakes Region real estate report. Thatís down from the 1070 homes on the market last month, but up from the 869 homes on the market as of January 1, 2010. While the total number of homes on the market is currently higher than last year, we have had an increase in the number of sales. That effectively drops the supply...

Dashing through the snow...

Posted 12-17-2010 at 09:54 AM by Roy Sanborn

November in the Lakes Region turned cold and the residential home sales turned a little cold, too! But not frigid. There were 63 homes sold in the towns in this report at an average price of $365,623 compared to 72 last November at an average of $411,124. Most of the sales, 54%, continue to be under the $200,000 mark. On a rolling twelve month basis ending 11/30/10 we have had 782 home sales...

Mr. Fix It's Christmas List

Posted 12-03-2010 at 12:51 PM by Roy Sanborn

As of December 1 there were 1074 residential homes available in the Lakes Region towns covered in this report. The current total is down about 100 units from last month, but up 30 units from last December 1 and represents a 16.5 month inventory supply. The average asking price stood at $548,593 and the median price was $279,900. Just about 30% of the current inventory is under the $200,000, 30% over $400,000, and 60% in the mid-price ranges.

Itís the holiday shopping season so I thought...

Haunted Houses

Posted 10-30-2010 at 09:10 AM by Roy Sanborn

The snarling dog that had chased my car for half a block stopped dead in his tracks when I turned into the driveway. This house seems like all the others I have seen lately. There are no lights on and itís hard to see through the windows, the grass hasnít been mowed for months, paint is peeling on the porch, and there is no sign of life; at least the kind we like to talk about. Going up the steps...

Global Warming and the Real Estate Market

Posted 08-19-2010 at 10:51 AM by Roy Sanborn
Updated 08-24-2010 at 10:10 PM by Roy Sanborn

The Concord Monitor reported last week that “Statewide residential sales fell (in NH) nearly 32% in July from a year earlier… the steepest annual decline in more than two years…” Yes, July was not a particularly great month for home sales in NH or for that matter anywhere else, but why does everyone have to focus so much on every little negative turn? In the Lakes Region of NH, the towns...

Lakes Region Real Estate Report - 1st Half 2010

Posted 07-16-2010 at 01:34 PM by Roy Sanborn

We are half way through another year and you have to ask: ďAre we having fun yet?Ē. In the communities covered by this Lakes Region of NH report, home sales have improved nicely but it certainly doesnít feel like we are at the Six Flags Amusement Park. Every sale now seems to be fraught with unending complications and issues as a result of increased regulations and scrutiny of the lenders...

More Homes Stuck in the Middle

Posted 06-24-2010 at 10:57 AM by Roy Sanborn

The telephone is ringing, well, at least a little bit. It seems that buyers are out riding around and calling in on the yard signs which is great, but sometimes frustrating. One afternoon this week our duty agent had two inquiries on properties by cell phone and lost calls due to poor cell phone connections. Sometimes calls will get dropped two or three times in order to get just...

Good deals, good burgers, and horseshoes...

Posted 05-27-2010 at 07:14 PM by Roy Sanborn

Memorial Day is upon us. Everyone thinks of it as the start of the summer season and a great reason to get together with family and friends and have a huge barbeque. It is also common to include lots of beer in the festivities which allows the attendees to loosen up for New Hampshireís unofficial sport of kings: horseshoes. Memorial Day is certainly a great day to relax, unwind, and appreciate what...

Posted 05-14-2010 at 09:26 AM by Roy Sanborn

The housing market continues to show some improvement in the Lakes Region with 71 residential home sales in the month of April, 2010 compared to just 50 in April 2009. Thatís a strong 43% increase!
