Winni Waterfront Report - February 2017

There were just three sales on Lake Winnipesaukee in February, 2017 but all were over the million-dollar mark. The average sales price came in at $1,525,533 with a median price point of $1,250,000. In February of 2016, there were six sales at an average price of $1,102,833 with a median of $813,500. I suspect the wonderful winter and low inventory levels are contributing to our low production so farÖ

There were seven sales on Lake Winnipesaukee in January, 2017 and all but one were over the $1 million mark, The average sales price came in at $1,664,571 and the median price point was $1,500,000.



The entry level sale this month was a little higher than usual at $825,000 because it was a mainland sale rather than the usual island property...

There were 24 Winnipesaukee waterfront sales in October of 2016. The average price came in at $1.0195 million and the median price point was $913,800. That brings the total number of sales on the lake so far this year to 154 at an average of $1.072 million compared to 142 for the ten months last year at an average of $1.08 million.

July was a great month on Winnipesaukee with twenty waterfront homes changing hands at an average price point of $892,012. There were seven sales over the million dollar mark but no sales over $2 million. That brings the total number of sales on the lake this year to 91 at an average price of $983,335 and total sales volume of $89.5 million.

There were twelve residential waterfront sales on Lake Winnipesaukee in November, 2013 at an average sales price of $1,003,375. Last November there were also twelve sales, but a much lower average of $645,917. Six of the twelve sales last month were over the million mark thereby boosting the average for the month.

We logged a very healthy 16 waterfront sales on Winnipesaukee in July with an average sticker of $812,125. Thatís a big improvement over the four transactions last July, but the average sales price was well off the $1.153 million posted then. So far, through the end of July, there have been 61 waterfront sales on the big lake...
