Lakes Region of NH Waterfront Sales Report - March 2014

There were seven sales on Lake Winnipesaukee in March at an average price of $701,429 and a median price point of $595,000. Last March there five transactions at an average sales price of $975,400. For the first three months of the 2014 there were twenty sales on the big lake at an average of $974,658 compared to eleven sales in the first quarter of 2013 at an average of $973,364. That’s a 55% increase! Not a bad way to start off the year!




The least expensive sale on the lake was at 52 Vaccinium Myrtillus Island in Tuftonboro. This island is more commonly known as Whottleberry Island. A quick Google search for “Whottleberry” revealed that it is actually a European blueberry. Unfortunately, hardly anyone could spell or say “Vaccinium Myrtillus” so they changed the name to Whottleberry. The property consists of a seasonal 1960’s era, 901 square foot, two bedroom cottage on a .59 acre lot with 125’ of frontage. This property was listed with a boat storage rack at Harilla Landing for $225,000 but was sold without that amenity for $207,500 after 52 days on the market. I suspect, however, that the new owner will not be swimming over to pick his blueberries.



The median priced sale was at 25 Davis Road in Gilford. This home was a 60’s vintage, five room, three bed, one bath ranch with 960 square feet of space. It has a nice, bright and open central living space with wood cathedral ceilings and skylights, a stone fireplace with a wood burning stove insert, a three season porch, and a detached two car garage. The .64 acre lot is level with 158’ of frontage, a sandy beach, and a 48’ covered permanent dock. This property was originally offered in September 2012 at $750,000. It was re-listed in May of 2013 at $699,000, subsequently reduced to $629,000, and sold for $595,000 with a total time on the market of 410 days. The property is assessed at $595,300… sounds about right, right?





The award for the largest sale of the month goes to the property at 51 Edgewater Drive in Moultonborough. This 4,500 square foot Adirondack was built in 2000 on a half acre lot with 200’ of water frontage. This high quality home has a large great room with wood cathedral ceilings, lots of natural woodwork, built-ins, and a stone two story fireplace. The eat-in custom kitchen features stainless appliances, white cabinetry, granite countertops, and beautiful stone floors. There is a sumptuous first floor master with its own fireplace plus two additional guest suites upstairs along with a game room. You’ll find lake views from every bedroom and perhaps even better ones from the covered porch or the three season screened room. A three car garage provides ample storage for your toys and street machines and a U-shaped dock provides plenty of room for that new Formula. This property was originally offered in February of 2009 at $2.5 million, then for $2.25 million in 2010, $2.15 in 2011, and $2.15 million again in April of 2012. The price was then reduced to $1,995,000 and it went under agreement at $1,885,000 after a total of 1,294 days on the market. It took another 204 days to close. The property is assessed at $2.095 million. I am not sure who is happier; the buyers, the sellers, or the agent that the seller’s stuck with, and had faith in, all that time! Good job!




There were two sales on Winnisquam in March. A 2,748 square foot home with four bedrooms and three baths on Winnisquam’s Gold Coast at 334 Shore Drive in Laconia found a buyer after just 49 days on the market. This home was built in 1999 and features a cathedral ceiling living room, custom kitchen with white cabinetry, granite countertops and hardwood floors, a first floor master suite, plus three additional bedrooms upstairs. The professionally landscaped, westerly facing, .7 acre lot has 116’ feet of shore line making it perfect for enjoying fabulous sunsets. This home was priced at $899,999 and sold for $825,000. Its assessed value is $797,300.





The other sale on Winnisquam was a truly fabulous 3,200 square foot Adirondack with a separate guest house at 21 Leighton Ave in Laconia. This home was built in 2008 and has three beds, three and a half baths, and all the “essential” Adirondack features such as lots of natural wood, field stone fireplaces, a soaring great room, and even a “sleeping” porch. You know, it has everything you ever wanted and a little more; like geo-thermal heat, a two car garage, and a boat house. What the heck. This house sits on a .86 acre gently sloping lot with 246’ of sunset view frontage. It was listed at $1.199 million and sold at full price in 81 days. It was just that nice. Its current tax assessment is $991,900. Truly a fantastic property!


Once again, there were no sales up on Squam, but there will be some good ones before the summer is over…
