December, 2015 was another strong month for Winnipesaukee waterfront sales with 19 transactions at an average sales price of $1,060,368. Last December we had 14 sales in December and only 3 in 2013 so sales are definitely up! There were 6 sales over the million dollar mark with the largest sale coming in at $3.65 million on Governors Island at 548 Edgewater Drive.

The November Lakes Region Waterfront Sales Report


There were twelve residential waterfront sales on Lake Winnipesaukee in November, 2013 at an average sales price of $1,003,375. Last November there were also twelve sales, but a much lower average of $645,917. Six of the twelve sales last month were over the million mark thereby boosting the average for the month.

There were six sales over the $1 million mark, but a large number of low end sales brought the average sales price down to $731,396. The average sales price came in at $797,086 and there were three sales over the million dollar mark. Last March there were just six sales at an average price of $986,667. As I reported last month, waterfront sales on Winnipesaukee were up for the year from 96 units in 2010 to 107 in 2011 for a solid 11.5% increase. Will 2012 be another big year for waterfront sales in the Lakes Region? We certainly hope so! Well, January of 2012 started out with five waterfront sales on the big lake which was the same as January of last year. The average sales price came in at $1.118 million which was just under the $1.17 posted last January.

February was a pretty good month for waterfront home sales on Lake Winnipesaukee with six propertiessold at an average price of $467,667. The monthly sales average was low because there were no million dollar sales last month. Last February there were only three sales on the lake, and two of the three sales were over the $1 million mark so the average was considerably higher at $1.248 million.
