There were 882 residential homes for sale as of February 1, 2013 in the Lakes Regioncommunities covered by this report. The average list price stood at $500,702 with a median price point of $244,900 and an average time on the market of 234 days. The inventory level is down considerably from last February 1 when there were 975 homes available. Our current inventory level represents a 11.5 month supply...

The residential home inventory level in our Lakes Region report bumped up an inch or two from 1328 homes available on July 1 to 1351 available as of August 1 at an average asking price of $491,503. The median price point is at $259,900. The current inventory level represents a 20 month supply of homes on the market. We are down, however, from the 1412 homes available on August 1, 2011.

2011 Lakes Region Residential Sales Report

Sales of single family residential homes in the Lakes Region communities in this report showed a pretty strong uptick in December with 89 transactions at an average price of $306,126. In December of 2010 there were just 59 sales although at a higher average sales price of $369,112. Sales above the $400,000 mark were strong with 15 waterfront sales that closed in December. This was a pretty good finish to the year!

The New Year always seems to start off with a big drop in inventory due to many listing agreements expiring at the end of the year. For the communities listed in this report, we went from 1168 single family homes on the market as of December 1 down to 943 listings as of January 1, 2012. This represents about a 14.5 month supply of homes for sale which would be a much more manageable and healthy...
