There were three sales in February on Lake Winnipesaukee at an average of $1.26 million. That’s down from last February when we had seven sales that were all below the million dollar mark resulting in an average price of just $606,429. While the total number of sales are down this year so far, at least a few high dollar properties are moving.

The average list price stood at $500,702 with a median price point of $244,900 and an average time on the market of 234 days. The residential home inventory in the twelve communities covered in this Lakes Region market report dropped to 1,023 listings as of December 1, down from 1,120 in November and 1,168 as of December 1, 2011. This inventory level represents a 13 month supply of homes on the market which is the lowest we've seen in a long, long time. Maybe, there really is a Santa Claus.

October was a great month for residential home sales in the twelve Lakes Region communities covered in this report. There were 97 transactions at an average sales price of $287,919 with a median price point of $188,000. That brings our year to date total to 772 sales at an average of $297,874 with a median price point of $180,000. That compares to 624 sales at a average price of $310,684 posted for the first 10 months of 2011. That’s a 24 % increase in the total number of sales for that period....

Lake Winnipesaukee and Winnisquam Waterfront Report - October 2012

There were ten Winnipesaukee waterfront homes that changed hands in October at an average sales price of $1.444 million with a median price point of $872,500. That brings our total for the year to 103 transactions at an average sales price of $1.056 million compared to 87 transactions at $1.057 million or the first ten months of 2011. That's a 19% increase in the number of sales which I would say is pretty good considering the state of the economy.

Lakes Region Home Deals?

There were 1,120 residential homes on the market as of November 1,2012 in the twelve communities covered in this Lakes Region real estate report. The average asking price stood at $491,382 with a median price point of $252,950. The residential inventory available is down from 1,230 last month and 1,277 last November. The current inventory represents a 14.6 month supply of homes on the market which is far better than we have seen over the summer months.
