August was another good month for Winnipesaukee waterfront sales with a total of fourteen homes that have happy new owners. The average sales price came in at $1.1 million for the month. Of these fourteen properties, three were island cottages with one on Pine Island (sold-$305,500), one on Mark (sold-$345,000) and a nice one on Camp Island (sold-$800,000). Sales in August mirrored August 2009 with the same total of fourteen at an average price of $1.09 million.



The least expensive waterfront sold for the month was an island property at 10 Pine Island in Meredith. This turn of the century cottage---not this past century, but the one before (built in 1891)---had been in the same family for 50 years and has that great campy feeling. The cottage has 1,200 square feet of living space, four bedrooms, a nice open living area with a pine interior, a brick fireplace, and a great screened porch. The cottage sits on a large 3.1 acre lot with 270 feet of frontage, a sandy beach, an L-shaped crib dock, and southern exposure. It was listed at $329,000 and sold for $305,500 which was well below the current tax assessment of $426,500. I bet the new owner was so happy that he probably ran out and jumped in the lake!



On the opposite end of the price range, a buyer found the fabulous waterfront at 7 Summit Avein Laconia to be just what he was looking for… and maybe more. This 7,000 square foot, six bedroom, three and one half bath, high quality home has two family rooms, soaring ceilings, floor to ceiling stone fireplace, beautiful woodwork, and lots of windows facing the lake providing panoramic views. The landscaping is spectacular with plenty of patios and perennial gardens leading down to a 125 foot sugar sand beach. This home also is part of the Governor’s Island association thus having access to all of the club amenities there. This stunning home was originally offered at $3.895 million, was reduced to $2.9 million and sold for $1.975 after 753 days on the market. The property’s current tax assessed value is $1.98 million.

The highest sale in August occurred at 48 Caitlin Estates Road in Moultonborough. This is a newly constructed 4,000 square foot Adirondack with 5 bedrooms suites on a 1.3 acre lot with 228 feet of frontage with fabulous westerly views offer great sunsets. This property was listed at $3.495 million and sold for $3.1 which is just about the assessed value.



Over on Winnisquam there were two sales in August compared to four in August 2009. A classic seasonal two bedroom cottage at 7 Leighton Ave South in Laconia on a third acre lot with 60 feet of frontage and westerly views was originally offered at $425,000, then reduced to $399,000 sold for $365,000. The other sale was also in Laconia, at 234 Shore Drive. This 4,834 square foot, four bedroom, four bath, open concept contemporary sits on a half acre lot with 260 feet of frontage and a beautiful sugar sand beach. This three level home is perfect for entertaining with plenty of space inside plus there is a huge deck, patio, and nice lawn. The home also has a three car garage on the street level and two bays under for all the toys and lawn equipment. This property was listed at $1.225 million and sold just a little below the current tax assessment at $1.081 million.
