The Winni Waterfront Sales Report - November 2015

There were fourteen waterfront sales on Winnipesaukee in November, 2015 with an average sales price of $1,014,500 and a median price point of $821,500. That brings us to 157 sales on Winnipesaukee so far this year. It looks like we are having a pretty strong sales finish to an already good year on the lake.






The entry level sale last month was at 6 Cow Island in Tuftonboro. This property consists of a fifteen year old two bedroom cottage with 1,080 square feet of living space on a .48 acre lot with 100' of frontage. The cottage is very charming and has a bright open concept living/dining/kitchen area, wood cathedral ceilings, wainscoting, hardwood and laminate flooring, a second floor guest bedroom, loft area and a fantastic from porch to rock on. Outside there's a bunk house, deck, sandy beach for the little ones, and a nice dock. This property was first listed at $349,000, was reduced to $329,000, and sold for $295,000 after 400 days on the market. It is assessed for $372,400. It sure looks sweet to me and a pretty good deal. Perhaps the new owner will reintroduce some Guernsey Cows back to the island although he might need a little more acreage.





The median price point representative this month is 57 Grassy Pond Road in Moultonborough. This property had an older 1955 vintage, 2,300 square foot, three bedroom, two bath home which was in need of a complete makeover or rebuild. So, apparently this sale was much more about the .9 acre lot with great southwest exposures, and 100' of frontage than the house. The current assessed value for the property is $1,007,800 with only $135,000 attributed to the structure. The property was listed at $849,000 and sold for $825,000 in just three days. I think you may just see a new house there next year...




The highest sale for the month was at 164 Edgewater Drive on Governors Island in Gilford. This 7,792 square foot, five bedroom, six bath home was custom built in 1955 and likely had many upgrades and remodeling done over the years. Unfortunately, some of those upgrades and cosmetic treatments were very individualized and became outdated leading to a very difficult and long sale process for the estate of the former owner. Despite extensive marketing and professional staging of the home to make it look its very best, finding a buyer proved difficult. But like the previous listing, this property was all about the spectacular lot...actually two lots of record equaling just over two acres with beautiful landscaping, lawns, 300' of stunning frontage, sandy beach, breakwater, and three covered docks. This property was first listed in April of 2010 for $3.5 million, again in 2013 for $2.795 million, in 2014 for $2.495 million, and in 2015 for $2.35 million as an auction. It finally sold for $1.815 million. The total time on market was 2,024 days. That's a long time. The current assessed value is $2,103,930. This sale is but one example of how important is can be for a homeowner to keep up with current tastes and trends in decor. Letting a home, any home in any price range, become outdated may cost the homeowner much more money in the long run when it comes to sell than the costs of periodically keeping up with current trends.

There were no sales on Winnisquam in the month of November but I see some pending sales, so let's hope Santa shows up there in December!
