October was a great month for residential home sales in the twelve Lakes Region communities covered in this report. There were 97 transactions at an average sales price of $287,919 with a median price point of $188,000. That brings our year to date total to 772 sales at an average of $297,874 with a median price point of $180,000. That compares to 624 sales at a average price of $310,684 posted for the first 10 months of 2011. That’s a 24 % increase in the total number of sales for that period....

Lake Winnipesaukee and Winnisquam Waterfront Report - October 2012

There were ten Winnipesaukee waterfront homes that changed hands in October at an average sales price of $1.444 million with a median price point of $872,500. That brings our total for the year to 103 transactions at an average sales price of $1.056 million compared to 87 transactions at $1.057 million or the first ten months of 2011. That's a 19% increase in the number of sales which I would say is pretty good considering the state of the economy.

Lakes Region Home Deals?

There were 1,120 residential homes on the market as of November 1,2012 in the twelve communities covered in this Lakes Region real estate report. The average asking price stood at $491,382 with a median price point of $252,950. The residential inventory available is down from 1,230 last month and 1,277 last November. The current inventory represents a 14.6 month supply of homes on the market which is far better than we have seen over the summer months.

Halloween is just around the corner. Kids will be out Trick or Treating in their scary costumes trying to see who can collect the biggest stash of candy and goodies. I got thinking about some of the classic costumes kids wear and realized that most of these costumes “fit” pretty well on real estate agents. As of October 1, 2012 there were 1,230 residential homes available in the Lakes Region communities covered by this Lakes Region Real Estate Market report. The average asking price stood at $486,117 and the median price point was $259,450. The inventory level is down from 1,351 homes for sale last month and the 1,336 available last October. There were 93 residential home sales at an average price of $345,705 in August in the Lakes Region communities covered by this report. That’s a 12% bump up from last August when there were 83 homes sold at an average of $330,718. That’s a pretty good month in my book, but we still haven’t made that magic 100 sales in a month this summer that I was looking for. Maybe we’ll make it in September?

The residential home inventory level in our Lakes Region report bumped up an inch or two from 1328 homes available on July 1 to 1351 available as of August 1 at an average asking price of $491,503. The median price point is at $259,900. The current inventory level represents a 20 month supply of homes on the market. We are down, however, from the 1412 homes available on August 1, 2011.

June was another good month for residential home sales in the towns in this Lakes Region report with 92 transactions at an average price of $251,218. Last June we had 77 sales at an average of $478,304. For the first half of the year we have had 412 sales at an average price of $291,352 compared to 325 sales in the first half of 2011 at an average sales price of $328,294. That’s a 26% increase in sales but an 11% drop in the average sales price. So we have got some good signs and some bad signs....

Lakes Region of Waterfront - 2012 1st Half Sales Report

June was a fantastic month as far as Winnipesaukee waterfront sales were concerned. There were seventeen sales at an average price of $940,500 and seven of those sales were over the million dollar mark.
