Braun Bay

Why are there so many homes for sale in the Braun BAy area? I thought this wa one of the more popular spots on the lake. Not looking to buy anything, but it sure made me curious.

Well There could be a few reasons......

1) You have to understand Braun Bay is not neccessarily popular or the "place to be" from a Home / Camp owners point of view..... it is one of the best place to go and spend an afternoon from a boater point of view.....

2) As a home owner I might get tired of having my camp in a very heavily used portion of the lake. The piece and quiet aspect would be lost.

I think it's like living next to Delta House. It might be fun for a while, but you can only take so much of Bluto.

I've done a ton of snorkeling in there and the homes nearest the sand bar have very skinny water for quite a long distance from shore. There's pretty much no possibility of having a boat that draws enough water to offer a decent ride on a typical Winnipesaukee choppy day.

Buying a lakefront location that overlooks a Conservation Area would normally be a good thing: my latest purchase borders 400,000 acres of Conservation Area, which came with both natural and legislated watercraft restrictions that home-buyers appreciate. :)

I think the newest Braun Bay owners would have previously seen and acknowledged the shallow water boating "problem". IMHO, the newest owners' problems were looking—and buying—in the off-season. :confused: :(

1) Out of curiosity from the posts here, I visited Braun Bay on Labor Day Sunday by boat. At that time, I saw only one "for-sale" sign. :confused:

2) A boater rafting there said "Hi!", having recognized my custom-design headgear—seen exclusively at winnipesaukee.com. :)

3) I'm agreeing with twoplustwo: It's definitely Bluto. :rolleye2: :rolleye1:

I think everyone's referring only to the area of Braun Bay around the rafting. There are other areas that hear no sound and and have moderate boat traffic only 2-4 weekends a year. Weekdays are almost always very quiet and the views are beautiful. Buyers should be aware of what they're getting into on certain stretches of the shoreline.
