I spent time this week with a friend, as they viewed condos for sale at The Overlook and Four Seasons complex on Weirs Blvd. I would greatly appreciate any input ... Pro / Con from Forum members regarding either complex.............. Thank You

Four Seasons is ok, but a bit old, and run-down. Mildew issues in some of the basements. Cold as all heck in the winter with no insulation. Nice pool. Low fees. Great location. Don't know much about the other place. Hope this helps:)

I don't know what building you are talking about. No issues in the one I live in. Heat is super affordable! I have a Kero Monitor and you'd be jealous if I told you what my heating bill is annually. I live at the top of the hill on the left. IMO the best building in there for several reasons. The front buildings have a view yes, However I will trade the view for privacy and quiet. The road noise especially in the summer is terrible down front. Again, that is a trade off if you have to have a view. The other big factor, besides me, there is only one other year round resident, an older couple, very quiet and they stand sentinel over the property. I have a beautiful lawn out front, and a small lawn and garden out back. I don't know if your friend needs a dock or not, I am not sure what Overlook offers, but Four Seasons some units come with deeded docks, some do not, but there is day docking, nice beach, heated pool. I find it a nice place to live.

We looked at some units in Overlook a few years back. The property was a little dated and bland, for our tastes.
Evergreen, right up the road, had much nicer amenities and in the same price range.

You are in the best kept building. The mildew troubles were in the small gray building on the right after you get to the top of the hill. You have a heater, most of the units use electric, that's why those units are difficult to heat because there is no insulation.

I have been in Overlook for about six years. (As a matter of fact the webcam that looks across Paugus Bay is mine, and in my window). When we looked for a condo we were not initialy impressed with Overlook as they seemed to be a bit run down. But for the money it is hard to find a unit that has an attached two car garage, 2-1/2 baths, tennis court, new pool (last year), 10 slips, 10 moorings, and a day dock(waiting list, currently no wait for a mooring). The buildings have recieved alot of attention the last few years.This is because of some new proactive board members and a good management company. Things are looking pretty good at Overlook these days!
Would you mind sharing the name of the management company for Overlook?

WeirsBeachBoater.... I had the same gut feeling about road noise .... the day was rainy (so what else is new) but the road noise was something I did notice. ... I also felt that the building they were looking at in front was a bit tired.... but great views

I used your web cam to watch the ice go out this past winter and eveyday I am away from the lake to get a view of the weather on Paugus Bay.
