I was wondering if anyone could shed some light on the Misty Harbor Condos.I was interested in purchasing up in the area and would like some input on misty and any other places in the area.

Misty Harbor? Do ya like rock concerts in your backyard? Cuz you got a front row seat for Meadowbrook....and if youre not a local, that means an outside concert venue.

Do a search under Misty Harbor and you will probably find lots of entries from prior discussions.

They are not rock concerts at all. Check the Meadow Brook schedule and you will see who plays there. Willie Nelson, Bill Cosby, Anne Murry, Kenny Rodgers, some kids shows in the arternoon etc. I am a resident of the neighborhood and there is no problem with Meadow Brook . Go there and see for yourself. Best location on the lake,@ Saunders Bay Good luck.

I spent much time at Misty Harbor for a few years, now I am over at Samoset. I am much happier with Samoset. I admit being on the broads is not always spectacular, but it has never been a big issue for me. I find that I have been much happier with almost everything at Samoset compared to Misty Harbor...the units, the association, the rules, the facilities, etc. I was not happy about the break-in a couple months back...but I also would never assume any of the condo associations are immune to that.

Misty Harbor is a nothing more than a glorified motel. Units are similar to a motel room and most occupants treat the place that way. If your looking for just a place to crash with no frills, thats the place for you. If your looking for a real investment and quality condo, you might want to spend your money elsewhere. (ie. Sundown, Samoset, Southdown). good luck!

Excuuuuse me....I just assumed when I went there to see the likes of Ted Nugent and ZZ Top to name a couple, that I was going to a rock concert. Silly me. I was there, I know what the noise level was, I know how close it is to Misty Harbor, I know about the guy over on Dockham Shore with his decibel meter, however, as was the original point of my post that this situation is there. If someone likes a concert two or three nights a week, then they will love it there. THAT person asked for info/opinion, my posting was for THAT person so that THAT person could make an informed decision.

You guys are comparing a one bedroom Misty harbor condos at $50,000, and two bedroom Misty condos at $89,000 to places like Johnaton's landing at $300K plus and South Down Shores in the same range, as well as Samoset. It's apples and oranges. No question those places are better, more luxury, boat slips etc. but please consider the price difference before you shoot the place down.

SW side of Long Island. [On your Bizer map] it includes the small harbor just below the "s" in Long Island.

Jonathan's Landing is located off of Long Island Road on the Southwest side of Long Island in Moultonborough. There is a group of buildings on the water around a man made marina plus additional units up on the hill. These are easily spotted from the North east sides of Bear Island, Steamboat, Jolly, and Birch.

The picture of Long Island looks East to West and you will notice some tan colored condos. As seen in the picture of prior post, project extends to shoreline with its own marina. Big stink about cutting the trees to accommodate the condo project about two decades ago.

You are not paying $300k plus at Samoset unless you buy a large unit right on or very close to the water or you overpay. A close friend of our family just bought their unit at Samoset. It is 3 bedrooms, 2 bath, eat-on kitchen, nice screened in porch....and they paid $120,000 for it. We got our 3 bedroom unit 4 years ago for $85,000. Samoset is a relatively small price jump from Misty Harbor when you consider how much better it is overall.

In the past year there has been nine sales at Samoset. The prices have range has been $180k - $290k with an average price of $232,720. The most recent sales was on January 9, 2004 at $290,000. Samoset is a huge step up from Misty Harbor.

Yeh but that was 4 years ago. LOL. Prices have gone crazy since.
