Alton Bay Pavilion

Driving thru the bay today it looks like they have excavated and poured a new foundation at the sight. Does anyone know what they are going to build ? It looks like they are going to make it walk out lower level to the lake. I heard they were trying to construct a 2 story building there.

The foundation went up in the last 2 weeks. Sure looks bigger (?) than the old building and I'm guessing there's basements where there weren't before. Don't know if it's going to be taller.

I have noticed all the work going on down there for the past several weeks, but haven't had time to stop and see just what was going on. It appears that the town has allowed them to put all the excavated materails in the parking area. Am I seeing right??? :)

Actually, in the old building there was enough room to run a Bobcat down there, at least I was told they did.

And the town allowed the contractor to put the fill in the parking lot for now, but there was a time limit (3 months for completion of the dirt thing, i think.).

drove by the new construction of the pavillion today, and they are allmost finished framing the first floor. Wow they are moving quickly.

I'm glad to see progress being made.
I feel this is good for the owner, and the town to not let things wallow after the fire.
I wish them dry weather for a fast build!

Its been so long that I forgot the original proposal (and the one I believe was approved) was for seven condominium units with a retail shop or two in the front of the building facing the parking lot. Just was never much talk about the commercial units. There are 2 of the residential units in MLS, one for $549,000 and the other for 699,000 (ouch)

This past summer I believe there was a banner down by the water listing them all for the price of $549.000. I was told that all units were identical except for boating slips.:)

It seems to me that there is no parking for the pavilion, that it uses town land. Gee our taxes are being used to plow parking spaces for this pavilions condo's???:eek:

Interestingly, the one listed at $549K is 1,773 sf with 2 bedrooms and 3 baths, while the one listed at $699K is smaller at 1,543 sf and 2 bedrooms / baths. They both have slips, 24 feet and 30 feet respectively.

I can't believe that anyone would spend that much $ considering the location. Front and back you have great views of the public restrooms on Rtes. 11 & 28A, the oily water heading into Parkers and Gillans, and all the craft fairs, tourists and Saturday night band concerts to contend with. Lot of luck trying to get your parking spaces on weekends as well. Those dock spaces can't be worth that much to shell out money like that. I looked at the MLS photos and the places don't look all that spacious -- lots of eaves and low ceilings.

And by the way those parking spaces will be reserved for owners only so if you think you are going to park their, expect to have you car towed and have to pay for it, plus impound fees!

I reviewed the original condominium plans which created the overall condominium association on line* a while ago and the parking is designated and part of the condominium land. Bay View Pavillion is actually a sub condominium association to the overall condominium association which includes the buildings on either side. Each building has their own parking. From the visual point what many of us assumed to be town parking/land is not the case.
