Wow, that's $140 / linear for for a 25 ft boat.
West Alton is limited to 23 ft for valet, and the rate is $100 with a minimum charge for a 20 ft boat (smaller boats pay 20 ft rate).

I agree, I would think that is what a wet slip would go for, give or take.

Not only that but you would think they wouldn't be able to charge as much as other marina's just for the fact of having to go through the channel in and out on a busy weekend.

Does that include more than in and out for the summer? Winter storage? Any services such as winterization? That seems out of whack with the prices for summer rack storage around the lake.

Supply and demand, when marinas are full and there are waiting lists that's what happens. Capitalism at its best. If you were racking a boat or renting a slip after the recession you reaped the rewards. Now its time to pay the piper as they say.

That theory always works as long as there is availability. At some point the rack storage and boat slips max out and have no more room. Then owning a slip guarantees you a place for your boat. As a renter you may be left out. The difficulty finding a slip increases as the size of your boat increases.

The other advantage to owning is you have a voice in how the property is managed, whereas a renter does not have much input.

There have been years in the past where there were waiting lists for slips and other years where rental slips have remained vacant all season. It is all about how the economy is doing.

I agree with Upthesaukee... That should pay for a slip. I'd look at other Marina's - Lakeport Landing, Fay's, Shep Browns, etc.

Don't forget that even though you buy a slip there are still marina dues/maintenance fees and TAXES!

At Mountain View Yacht Club the fee is $1,500 per year and taxes to the Town of Gilford run approximately in the $500 to $1,200 range depending on the value of your slip. The value is determined by both the location of the slip in the club as well as the size of the boat that the slip will hold. You also get free winter storage on the land there.

Everyone has different needs and expectations but once you have bought and paid for your slip you are guaranteed a location every year that costs you in the $2,500 range. That seems like a good deal. And, the town tax portion of that amount is tax deductible.

But the buying and paying for the slip is a pretty big ticket item with them being north of 75k.

Like others have said, rentals will fluctuate with the economy. As always, supply and demand is the driving force.

I could care less if the value dropped. I didn't buy it to sell it and make money. I bought it use it and I do. Even if I did want to sell now I will still make money at todays values. One of the best decisions I ever made because I paid peanuts compared to prices now, I never worry if the rental price is going up or if the owner is going to sell it, never worry that there is no place to put it. At this point I am ahead of the game compared to renting if I had rented all the years I have owned it.

I know of 2 slips in MVYC that sold for less than $40k in last 2 years, another $60k with a bulkhead. There are others asking below $75K, probably could be had for less. A dock is a different story.

I agree. I have a owned a slip at Mountain View since 1996, and I rented there prior to that. I have rented the slip out every year since 2003. The taxes have gone down for the last few years, it is now worth more than twice what I paid for it, and it makes a few dollars every year. What's not to like?

Almost? At MVYC you get a couple of beaches and no channel. Don't complain about the price. MOVE. OR, as we do with Comcast, Dish and DirectTV, threaten to leave and negotiate a better price.
