Is it just me or are property values WAAAYY down around the lakes region? Some of us family were looking up the home in Suissevale yesterday ("water view" not water front) on Zooloo and that site has it quite a bit under 200,000 seems just a handful of years ago a realtor appraised it to sell at around 250,000 (ish) My BIL was saying that site is typically pretty accurate?

We were even looking at nearby neighbors that are on the water and I was surprised at some of the values posted I would of expected them to be more, in some cases but not all.

Zillow really can't be trusted in the lakes region. It needs a lot more homes than we have here for the algorithm to work properly. Also it doesn't do a good job differentiating between on the water, view of the water, water access and no water at all homes. As an example zillow says that my home is worth 50% more than its actually worth.

Personally I don't think prices are down that much this year its just that sellers are finally realizing prices dropped 4 years ago. Up until recently it seemed like lots of folks were still asking crazy high prices which made it look like prices were higher than they actually are. At least until you looked at what actually sold. It seems like more property is going on the market at reasonable prices this year. Guess people finally want to sell.

If you want the most trust worthy site to look at houses in new England look at NNEREN.com it's the site that all realtors put their listing on. Most other sites just copy info from there.
Also if you're looking for a realtor my wife just happens to be one!!!!

Zillow is nice, but not really part of the MLS system. NEMoves.com is a good source as mentioned as it has the real data.
